"My boyfriend and I lived here for nearly two years and we had a great experience. By far, this was the best apartment either one of us has ever lived in. The price was great and the location was unbeatable. The actual apartment unit was cute and had everything we needed. If you're looking for something luxurious and upscale then this is probably not the best complex for you, but if you want an affordable, comfortable and safe living space that you can make your own then I highly recommend Tusculum View Apartments. There are only two people that do all the maintenance on these apartments so expect to have a bit of a wait time if you have an issue that is not urgent, but if you ever have a serious and time sensitive issue (like a leak or something of the sort) they will be out quickly for you. The neighbors in this complex are respectful of each other and mostly quiet, but there will be an occasional party on the weekends. It's a fun place to live! There are bars and restaurants right down the hill that are walking distance. The biggest downside about this complex is that it can be very dangerous to drive down the hill in the winter when the road has iced over. Our unit was located back in the woods a bit, so we had to walk over a bridge to get to the front door and that would also be dangerous when it iced, even when it was salted there was only so much that could be done to stop it from freezing over. Also, our building had pretty disappointing coin laundry machines that never seemed to dry our clothes competely but I can't say there were many other downsides at all. There is no doubt in my mind that if we hadn't decided to expand our family then we would still be living in this complex. I can honestly say that I miss living here!"

"I lived here for over 3 years and it was a great experience. very reasonable rent, in an up-and-coming neighborhood, and the staff took care of any requests (e.g. maintenance) very quickly. i highly recommend this to anyone in their 20s or 30s looking for a fun neighborhood experience a stone's throw away from the city"

"If I could give less than 1 star for Tusculum View and C&M Properties - I would! This place is in shambles. My first few days in this complex should've told me how the rest of my time here would turn out. First few pictures I attached are the hallway to my apartment front door that collapsed, and took them several days to actually fix. I had only been living there a couple of days at that point. When I and a neighbor called maintenance, they acted like I was hassling them to get it taken care of as I had to walk under it to come and go. Then, they came to clear it away and left the garbage can there for a few days and didn’t actually fix the ceiling for about a week. This place is riddled with moisture dwelling bugs (silverfish, house centipedes, Orange centipedes, spiders). I found out silverfish ONLY flock to where there is moisture mold and dampness. Everything in my apartment is brand new - cabinets, carpet and appliances and wood kitchen flooring. The flooring is warped...I’ve never spilled anything on it. It’s warped bc there’s a constant dampness. My couches and bed always feel slightly damp. Everything has mold growing around it. It makes total sense why everything was replaced as brand new - to try and cover up all the mold and moisture issues that the previous tenants undoubtedly had, as well. When I brought the mold to the property manager’s attention I was told, “I’ve never seen that happen before…you should get damprid”. She also told me to file a renters’ insurance claim - trying to act like this is not her problem. I went to Austin, TX for 7 days and I had a tv stand moved from one room to my bedroom (in the middle of it until I moved it elsewhere) and had a backpack on it….I came back to it with mold all over it and also growing on the backpack. IN THE MIDDLE OF THE ROOM. I have woken up to silverfish crawling across my face…I would kill one and more would pop up in it’s place. They were all over my apartment. I finally had enough, and since I was living month to month, decided it was time to move. Tried to just have a cut and dry break from the place and the property manager decided she wanted to give me a hard time. To this day, I still have not gotten my deposit back, and I didn’t damage the place or trash it (yet a neighbor of mine got most of hers back with completely trashed carpet, a massive hole in the wall, etc.). If you submit a maintenance request, you will get a bargain handyman who will not do the job correctly or in a timely manner. People will submit requests and get zero response about them. In regards to the picture of the door that has condensation on it: One day during the summer, I was walking in the building with another tenant. The entire building was muggy and full of steam. The fire alarms were going off - apparently nobody else in the building cared enough to check, so we went to the laundry room that was also on my floor. The dryer vent exhaust going through the ceiling to the outside literally imploded from such a build up of lint it made us wonder if they even do regular maintenance on these. All of our doors were dripping wet, and when the maintenance guy finally showed up…he didn’t even finish the job until a day later. Also, the ONLY reason people want to live here is because they think they are getting a deal in Columbia-Tusculum, but then once they are locked into a lease they realize what a mistake they made. The previous reviews that were published below (and visible on other sites where they are being rated) were only posted because the property manager sent out an email bribing everyone to submit a good review in exchange for a $50 Starbucks gift card drawing. Beware of signing a lease at Tusculum View! I had to throw away so much of my stuff due to it being covered with mold, out of control bugs - no matter how much I had to get the place sprayed, and just a general sense that management does not care about anything except the checks you send them every month!"

"For some one who wants to be close to Cincinnati without paying the expensive rent, I'd recommend this apartment complex. I can see downtown Cincinnati and part of the Ohio River from the parking lot, which is neat. It provides easy access to the highways, Mount Lookout, Hyde Park, Oakley, Mariemont and you do not have a lot of traffic noise. The apartments are fairly basic; AC units, range, dishwasher, smoke detector, and hot water. Water and trash are paid for, which is adds to the affordability. I wish the bathrooms were a little more updated as the fixtures are starting to show their age. No major maintenance issues I've encountered since living here. Parking situation is a little tight, my car has a few new door dings since living here, now I park on the street when I am here. Nothing really the management can do about it, if you have a nice car or at least one that you care about...park on the street and walk up the drive...my advice."
