"UNDER NEW MANAGEMENT: The previous manager was very personable and solution oriented. Current manager (since Jan 2024) is rude, passive aggressive, and enforces rules unfairly. She does not return calls in a timely manner. Nor does she return emails. I’ve been forced to deal exclusively with the corporate team which takes longer for basic maintenance. She keeps odd office hours and locks up the common areas like our community center. Good luck trying to meet with here in person if you have a problem. She’s happy to sell you a unit, but you’ll never see or hear from her again. A good property manager works for the residents and makes them feel welcome. This is our home after all. Recently, she issued me two housekeeping violations within 24hrs, because I kept a fern by my front door. I told her that two violations in one day was excessive, especially since the plant had been there since I moved in (and the previous manager never had an issue with it). I also asked her why other people could have personal items by their doors like a doormat, wreath, and holiday decor (but I couldn’t have a plant) and she said, “It was up to her discretion.” I thought that was bullying behavior, but it gets worse. I had just had abdominal surgery and was not allowed to lift anything, so I told her that I would make arrangements for someone to come and move the plant. She told me on a recorded line that, “My temporary disability was not her problem.” I filed a complaint with the corporate office in Chicago, but they have yet to follow up with me about it. It’s crazy that someone can get away with saying that. I think she realized her mistake, because she now claims that tenants who complain make the staff feel unsafe. Nice save. So now you want to play the victim when I’m the one who had abdominal surgery. Why don’t you feel safe at work? I can’t even lift a plant. It’s a wild world. Where do these companies find these people?"

"So I kept forgetting to put a work order in about the lock on the front door. I was talking with Emily, and bestowed me. She put an order in. I get home hours later, and it was the time that Ben leaves for the day. He went out of his way, to stop at my door to let me know my door was taken care of. Thank you Zinger for finally getting it right with this new crew you brought in! Emily, Dani, and Ben are awesome, and beyond a joy to know! Thank you"

"Wowww.......I co-signed on a lease here. We thought it was a great place for someone just starting out. Were we ever wrong. Downstairs neighbors moved in after. Complained endlessly about the birdfeeder on our balcony. We removed the feeder, after having been promised a mat for the balcony so the birdfood wouldn't fall down (understandable, no problem.). The mat never came....but the neighbors never stopped complaining. They began threatening the resident above them; banging on the door, being on the balcony and trying to stare down the resident, playing music at all hours. VERY LOUD MUSIC. Complaints were made about the music, Emily told us to call the police. This is not a solution. She sent general emails to the complex, which only served to antagonize the downstairs neighbors more, and did NOTHING to stop the problem. This went on for months. No one can feel safe or 'at home' in this situation. Emily seemed to view requests for a quiet, safe living environment as a nuisance and did absolutely nothing to address the problem. Ironically, when another guest stayed for the weekend, the neighbors were able to be quiet. I know, I was the guest. All the passive-aggressive behavior was directed at the full time resident, who was a young adult, living alone, and very quiet. I know, that resident is my child. What a horrible experience. I would never recommend this place to anyone. Oh, and I haven't even mentioned all the dog poop EVERYWHERE. Even on the balcony across from us; apparently the residents there were unable to walk their dog?? Filthy, loud, disgusting. Stay away."

"Im coming up on a year of living here and the staff is genuinely what makes this place. I’ve never lived in a place where the management and crew put so much effort into making sure everyone was comfortable and getting what they deserved out of communal living. Emily the property manager is absolutely amazing and she puts so much effort into making everything happen and working things out when needed. the maintenance crew Dani and Ben are fantastic and are always on top of communication. when i had to put in an emergency maintenance request both Dani and Emily were on it and figuring it out for me. heritage hills is very quiet and peaceful and i absolutely suggest living here if you want a home you can count on."

"It will be 4 years that I've been here. The beginning was not the best. But, ever since they brought in a new maintenance(Dani and Ben) the property is kept up better. Work orders get done in a timely manner. They care about their job, and us residents that live here. Thanks for bringing them onboard!! Hope they're here to stay!!! And, Emily the new property manager. She is the bomb!! She knows her tenants by name. She cares about her tenants. She is doing an excellent job "cleaning up after the previous manager". Thanks Zinger for bringing this group of caring individuals!"
