"I have had plenty of not great experiences with apartments. I am taking the time to write this review as I had an exceptionally good experience with the folks at Eagle Pines, specifically Katie and her office cohort Joyce. When I found Eagle Pines I had already had plenty of disappointment with my apartment search. I wanted a quiet neighborhood with nice amenities that was affordable. Beyond that I wanted to be able to reach office personnel for various reasons. Katie always delivered exactly as promised, she knew what was going on with maintenance off the top of her head, she recognized me each time I visited. I always felt she genuinely cared that I had a good experience. We are living there now and the care continues, I love the apartment, the neighborhood, Katie is the ingredient that makes it a great place to live. You will do yourself a favor to stop in and see if they have an apartment that suits you, Katie's experience and maturity in helping clients is superb."

"Upon my move in on 07/01/2023 there were live COCKROACHES crawling around the floor and walls. Additionally there was BLACK mold in the main air vent elation system covered over the wall with an unpainted sheet of plywood. These were the “move in ready” standards that Phoenix South thinks is adequate. However, according to FL statutes all landlords are responsible for the residence to be both mold free and pest free prior to move in. This was not my case with Phoenix South and thus a breach on the contractual lease occurred. When I brought these issues up to Phoenix South their response was that these issues could be remedied in 24 hours. Blatantly ignoring their legal obligations per FL law. Some other issues I faced in my 48 hour stay in the apartment: a pipe leaking under the sink causing $300 worth of damage to my personal property, the ceiling literally peeling off in the master bedroom closet from a previous leak, cigarette burn marks in two rooms of the apartment, the apartment smelling like a chain smoker had lived and died in that apartment, witnessing an employee who lives in site smoke in their apartment, inadequate door locks, live cockroaches and casings behind the refrigerator. While Phoenix South let me out of the lease, they however refused to return my security deposit. Even though they had breached the lease agreement through several FL statutes."

"Phoenix South manages Eagle Pines, the landlord of this property is not always here. So it does you no good to call Phoenix South if you have a problem, "Taylor claims she can't do nothing about it." Common sense tells you to call somebody to get it done. I pay my rent on time, I put a work order in like they say and still nothing. So what is considered an emergency???"

"I am very disappointed with the front office staff. I was treated very rude by the receptionist, secretary or simply put the first face you’ll encounter upon entering that office. The office personnel that I contacted to resolve an issue that is clearly Eagle Pines fault was very unprofessional and wouldn’t let me get a word in talked over me and hung up in my face. This is not how you treat a resident that has been living here for 5 + years and pay rent on time. I am very heartbroken by this experience."
