"Watch out! These people are crooks! They take advantage of vulnerable tenants like me, knowing that at the time I did not have an option to rent somewhere else. From the realtor Gena Maria Ross (an extremely vulgar and unpleasant person) upwards, they all seem to be related to each other and are all a bunch of incompetent, uneducated and rude people. The townhome was pretty much uninhabitable, they had unpaid fines in the community, they were 2 weeks late in handing over the unit and never answered any maintenance request. Despite returning the townhome in better shape than I received it, they still had the nerve to retain part of the deposit, illegally and unjustified. There is a system in place to literally rob you and they just believe that tenants won’t take any action. Well this time they will see what a furious mother of 3 is able to and I will save no effort to file a claim at every possible instance (FREC, HUD, BBB, etc) until they are fined."

"DO NOT RENT FROM THESE SLUMLORDS! Rented over 7 years, has attempted eviction several times to no avail, unresponsive to any form of communication, bearly speak English and lie and fraud accounting records to their favor. Judges side with landlords in Florida, we were able to prove our innocence and the judge WOULD NOT EVEN LOOK AT OUR PROOF OF PAYMENTS. Take heed of these crooks, you are next if you rent from them. Beware!"

"DO NOT RENT FROM PHD DEVELOPMENT. They are scammers and cheap!!! Their realtors are terrible and have no accurate information on the property. All properties are run down. Nothing worked when I did the walk through. I’m talking appliances… doors…water etc. They ignore all your calls and emails. I’m thrilled to be done renting from them. Save yourself the trouble and use someone else. I promise you even the most beautiful property is NOT worth dealing with PHD. They take months to fix things and the people they hire are terrible. I’ve had things damaged by the crews they’ve hired and no damage claim was ever filed and nothing ever fixed. If you want a company that doesn’t care about their rental units/homes or their tenants and will purposely ignore you, then PHD is great for you."

"This company hired us to repair a plumbing issue at one of their properties in Hollywood. We emailed them when our crew was at the property to get onsite approval and they did not reply. We were in the middle of having a toilet removed and we were working on the pipes, we completed the work and they NEVER PAID US! They never answer the phone or emails. They completely ignored the invoice and photos proving we completed the work. If you are a vendor and you are reading this, DO NOT WORK FOR THESE PEOPLE! THEY ARE SLUMLORDS AND THEY DON'T PAY THEIR VENDORS!"

"This place had a wonderful apartment i stayed in for two years.. However! Their "maintenance" crew is very irresponsible and lazy. The office to call in never picks up the phone and with dozens of calls, emails and reaching out for months at a time they could never accomplish anything needing upkeeping. The apartment is still in prime condition yet they are threatening me with legal action. Shame on this company, I curse you all and hope you all end up homeless and struggling you crooks. You're all trash and life, god or myself will see the field evened out. peasants and basura"
