"As someone who is on the verge of graduating and has spent two and half years at this place. DO NOT LIVE HERE. I’m going to give the office one last chance to do something about the ongoing roach problem in my unit. I have suspensions that the upstairs neighbors cause the German roach problem due to them being nasty and their apartment smelling horrid( my roommate witnessed the smell so it’s from his perspective.) The upstairs neighbor recently got kicked or moved out (attached photo) their stuff is currently laying infront of my door(I’m not sure why). The roach problem first occurred in October 2023. After many service requests and complaints to the front office. The apartment was fumigated Early February 2024. These roaches persisted and so does the front office neglect to address our distress. I will show you the many photos I have of these roaches. MY ADVICE to parents and students who want to live here PLEASE save any money you can to move to a nicer place. I’m sure you won’t regret it. I hope it helps where your looking to stay for the Fall 2024 academic year"

"As a previously unbiased student who just moved to Tally before the semester I would definitely not recommend this community. Yes the rent is cheap (for Tallahassee) but it does come with a price. Stuff breaks ALL THE TIME! we had to get our AC fixed twice during the semester because it broke for days in over 90 degree heat, drier broke, half of the apartment seems like its gonna fall apart every moment. The walls are insanely thin and you can hear absolutely every step someone takes, even from the neighboring units. We had to get people to come fix something at least once a week just because it was built so cheaply. When I arrived my apartment was not cleaned at all and there was dead cockroaches in the bathroom. The staff is nice and its not their fault at all. Furthermore the re-let fees are ridiculously high so if you ever want to do time abroad etc. do not move there! All in all the couple bucks you save living there instead of somewhere else it will cost you in nerves."

"IF YOU ARE READING THIS, ACTUALLY READ THE REVIEWS, DO NOT DECIDE BASED ON THE OVERALL RATING. It’s so obvious that they pressure their employees to have their friends give bogus 5 star reviews to make their friend look good and thus the rating is very inflated. Place is okay for the money, but I would not recommend living here, and I certainly never will again. You can tell as soon as you move in that the units were built for cheap. Sink was very shallow and the faucet had very little water pressure. The floor in the bathroom was uneven in places, the baseboards were rough, and the shower had a lot of cracks in the sides, making it easy for mold to grow (I get mold happens, but clearly that wasn’t well thought out). However, kitchen, living area, and bedrooms were decent in size (my unit was a 3x2 in the village), so that’s a plus. Maintenance was also pretty good at responding to requests. HOWEVER, my biggest issue was always with management. Everyone was nice, but they try to scam you, and they are professionals. Upon move-in, the visitor parking rules stated that I could have a visitor park overnight in front of the leasing office without a pass as long is it was no more than 3 consecutive nights and a certain amount of days out of the month (I never got close to that). However, come April, I had my girlfriend come over one night, and the next morning came to find her car had been towed DURING FINALS WEEK. I called the leasing office and they were like “Oh yeah, we changed the rules a while back. We sent an email.” A SINGLE F’ING EMAIL. That was the only notice I was given, and the lone email of course got buried in my inbox. I checked back at the parking rules they gave us upon move-in, and it states that “These rules will not change”. I repeated this to the lady on the phone and she was like “Yeah I get that, but the lease says we can make changes to any of our rules at any time”. Really pulled the legality card. They were literally trying to deceive people with a false sense of security. And the most ironic thing about all of this, they did this when parking wasn’t even an issue anymore (spring), but did nothing when it was ACTUALLY an issue (fall). In addition to this, if that wasn’t enough, I get a bill in the mail for $30 a few weeks after I moved out charging me for replacing the blinds in the bedroom. I looked out that window for a total of 1 time, and that was on move-in (the only thing you can see is a bunch of trees). There was nothing wrong with them then, and I didn’t look out of that window ever again after that, let alone break them. To summarize, the apartments are somewhat affordable and the quality of the housing reflects that, but what isn’t affordable is when they scam you, and of course there is nothing you can do about it because it’s student housing and they take advantage of college students. There are other places around here that cost about the same but don’t treat you like this (I’ve lived in these places in the past and am in a better place currently, will give recommendations upon request), and I suggest you go there and not here. Also, can’t wait for some automated reply apologizing for my experience and telling me to contact them so they can save face. Unless you plan on refunding me for my car being towed or for this nonsense of a bill, don’t bother."

"University Village made finding safe, quality, affordable, and close housing possible right away. I am so grateful to the wonderful staff they have (Marissa, Justin, and manager Craig have always been so professional, responsive, receptive, friendly, and helpful - the day I signed my lease, Marissa stayed late to make sure that everything was in order, which I appreciated so much as I had had an incredibly long day looking for housing). Honestly, if you need a place close to campus where you can feel safe, sign with University Village. They helped me make sure I was in an apartment that did not have pets (though they are a pet friendly location) and provide roommate matching (this does not guarantee you a perfect match, but, in my case, I got two very clean, respectful and responsible roommates, which works out great - I don't have to worry about my stuff being touched or taken or living with unorganized people). I appreciate the concern to detail that Savannah, Leasing Coordinator, provided to accommodate me in a pet-free apartment (perfect for me, because of my allergies). I also really, REALLY love that all of the units come with their own full-sized washer and dryer and fully furnished- I won't be in Tallahassee long and the provided furniture helped me make an easy transition into the City. I like also that University Village offers pest control; you just sign up on the list if you need it and they come on Thursdays. They leave a pink slip on your counter to let you know they have come by. This was helpful because, living on a first floor, I have seen 2 cockroaches during my Fall semester. Because we requested it, the complex helped us ward off any more pests by re-caulking our front door to make sure it was airtight and no bugs could get through. I have since not seen any roaches - our apartment stays clean and bug free (perfect for me, because I am most scared of cockroaches than anything else). Utilities in the City can be expensive, but I appreciate that, though it took our insistence, the front office updated, for free, our thermostat for a new digital one. This was fantastic to help us save on money because we are aware exactly of the temperature. Staff are very and quickly responsive to other, more common requests, including turning off our water heater to save us money while we were away for holidays and providing complimentary carpet deep cleaning given an early move-in during the fall. I have never been charged out of the blue for anything and the front office always receives and deposits my checks the first time they get them. They also are always responsive whenever I call; someone is always on staff with a friendly, professional, and respectful tone. Lastly, what I pay for rent, which includes water, sewer, cable, and internet, is exactly what I was told I would have to pay. The building is right in front of the FSU bus stop and parking is available for you as a resident, after you purchase the decal. They also have a pool and 24/7 complimentary gym and computer room, with free printing (bring your own paper). The reason I did not give University Village a full 5 stars is because of some issues with Maintenance. Maintenance does a great job of responding quickly (within 1 day) to emergency issues; however, as a resident, you need to insist to front of office staff for Maintenance to contact you before coming into your apartment. If not, I have had maintenance stopping by unannounced and attempting to open my front door. This has improved alot since I have arrived (they have notified me and have also asked when is the best time for them to come by), but as a resident, you still have assert this with front office staff to ensure you are notified before they go to your unit. The other concern related to maintenance is that our dishwasher works, but, has twice gotten clogged and backed up with water (I do all my dishes by hand anyway, so this has not been a huge concern for me); the good thing is that University Village sent maintenance right away to fix the clog and clean up spills, which I appreciate."
