"I absolutely LOVE living here. It's so quiet, peaceful and family friendly! The new staff has been working so hard to make improvements and updates. Calvin in the office has bent over backwards to help me when I needed it the most.....and I can't thank him enough for his kind nature. The new maintenance crew are always on top of any request and super friendly. I love the area which is beautiful with the huge live oaks and my child is safe playing in the courtyard. I can't say enough how happy I am living here."
"Overall, I would say this complex is decent. We are on a quiet end and have nice neighbors. I know it's safe and convenient for my family. There was a change in property managers about 3 months ago and I know the new manager is trying hard to make improvements from the previous manager, like planning resident events and improved communication. The drawbacks are the ongoing maintenance issues. We signed our lease in December 2018 and moved in a few weeks later in January. We were initially told our cabinets were on back order, and here we are in July and they're still not fully installed. We have received the run around more than once, and after attempting to discuss this with the corporate office twice, still have no response. We also have crooked towel bars, non working fans, and the toilet paper holders fall out frequently. Additionally we have had issues with the dishwasher that have yet to be fully resolved. Those are minor issues that we can live with. The missing cabinets, however, make it an incomplete apartment yet we are paying for a fully finished one."
"I had recently went to the oaks at lake Jackson to see a 3b 3bath. The pictures online is what drew us to the apartment to take a look at it in person. When we arrived to the apartment the lady who toured us was very nice and kind, but the apartment she showed us looks like it had previously been infested with roaches. The kitchen didn’t look all up to part and neither did the rooms. The carpet didn’t look clean and the bathrooms look like they could have used a little bit more work. When I walked into the kitchen I saw about 3 dead roaches on the floor and 2 near the hallway. It was absolutely disgusting. The outside of the apartment complex seems very quiet, but the paint on the exterior of the apartments are old and there’s tons of cob webs. For them to be that expensive it is NOT worth it. Wouldn’t recommend. Unless you like critters."
"We lived at the Oaks at Lake Jackson for a couple of years. When we first moved in our rent was around 790 a month for a two bedroom two bathroom apartment. The apartments are from the 80s and definitely outdated, we didn't mind this fact as we felt the rent was fair. The management when we moved in was kind, they gave out little gifts to the tenants, took the time to get to know you, frequently put fliers on the doors to notify of apartment things, turned the ugly tennis course into a beautiful inground gas grill and patio area. They did pool improvements and kept up with the poop stations and the trash bin by the mail center. The three girls and maintenance staff worked hard and really cared. Fast foward to 2018 and the apartments are bought out by a new company. The first signs of trouble were when they abruptly fired all the previous management staff. Then the three ladies running the apartments were replaced by one. But at least they kept the maintenance staff right? Wrong, he was next to go. Now the new property manager she is not bad, but you can tell she is overworked and very overwhelmed. The maintenance guy they hired to replace the awesome guy whonhad been there for years, was a joke. So they fired him, and then hired a new one. The new guy seems overworked and stretched way too thin. But let's talk about the apartments themselves. For a two bedroom our average utility bill was 250 a month (square footage around 1k). Ours still had the carpet. We talked to a neighbor who has a renovated one with linoleum and he said his bill is average of 350 and there are only 2 of them living there. Our other neighbor had talquin come in and do an inspection, apparently there is no insulation in the buildings. Your unit will run constantly in winter and summer, your windows will mold from the moisture and because they are not sealed. It's disgraceful. The walls are incredibly thin, and if you like yelling neighbors who have the cops called on them every week. This is the place for you. It is sad to see how downhill this place is going. When we moved in it was an quiet little place with people who cared. Did we pay too much for utilities? Yeah. Did I have to bleach the windows every few days? Yeah. But to us it was worth it for the cheap rent and caring atmosphere. I think they now have dropped the requirements for applicants and now it's sliding fast into a cesspool. And let's not forget the rate hike, for shoddy floors, no insulation and an "updated" rental you will be paying over 1k. When our lease was up they told us to renew would be 980 dollars a month for rent without a single upgrade. We laughed all the way out the door. Apparently many people are exiting these apartments and the vacancies are stacking up, not to mention many of our neighbors were saying as soon as their lease ends they are gone. Good luck to those still stuck in this cesspool of a place. For those considering it, run the other direction."
"The management was great when we initially got here but the change in management has not been good. Property used to be clean, dog poop stations were well managed. Now, there is trash everywhere, poop stations no longer are supplied with bags and the disposal cannisters are overflowing. So, poop bags laid on the ground by the station for 2 weeks. As for the apartment itself, it is spacious however walls are very thin. I can hear my neighbors peeing or having a fecal explosion. I am on an end unit but have kids next to us that scream all day and their mother screams just as much. The family above us has a toddler who likes to run everywhere he goes and when mom chases him pictures fall off our walls and the apartment shakes, not to mention how loud it is when they stomp across the floor. Maintenance was great and trustworthy. New management got rid of the head of maintenance for cheaper workers. Let’s just say, I do not allow anyone in this apartment now and changed my locks. When we moved in there was one apartment open. As I walk around I see many vacancies now. I will definitely be relocating once this lease is up."
