"Update: Since, the company decided to leave something distasteful to a simple rating. I took the time to drive from Mississippi to Marianna, FL (18 hours round trip) to come view a listing. I had already started my process of applications before doing so. Afterwards, I would receive one message a day from the leasing agents asking a random question about my info that I “missed”- with that being said, I had my application process complete and was currently employed. They stated that they “had to have my new jobs information” although, again, I was already employed and they had all the information for that. Then I was told that the owner’s name of the house I was currently in “didn’t match their records” - first of all, what?? What records?! Then once everything was up to the company’s standards I was told the house had already been leased. Yay!! I wasted a lot of my time and money with this arrogant, weird company. GOOD LUCKK!!"

Due to unforeseen circumstances, my family and I needed to terminate our lease earlier than expected. "I cannot relate to all the negative reviews about the application process and communication. On the contrary the application process went very quickly. The only thing that slows it down is if you don't upload documents in a timely manner. Properties seem to be well kept. Approval was pretty quick and the team ALWAYS communicated with me in a timely manner. The only reason I am not a tenant is because I didn't like the verbiage on the lease. They were able to answer questions I had but I needed the lease to be as specific as their answers because the lease would trump anything they told me from a legal stand point. I've been jaded before over loose verbiage in a contract so if it doesn't say exactly what it means, I have reservations. I'm sure they're a great company but I had to decline."

"I had given Austin Tyler Co the benefit of the doubt based on reviews, when we had submitted the application initially we were told that for a rental listed for 1395 per month I did not make enough at 62,000 per year based on my “family size” but there wasn’t a number given just a phrase repeated over and over of “ you’ll need to show quite a bit more income”. Most responses were delayed, often times they would respond around 7pm via email and be unreachable until the next night when I would receive a vague email asking for even more documentation and even more complicated requests. I had explained my income and also that I had a substantial amount in savings and we were asked to pay a years rent in advance. It was at this time we voluntarily withdrew our application. This was on 4/11. Fast forward to 5/25/23and I see the listing had dropped by 100 per month, and as of recently my income had gone up and we had also paid our car off. So I reached back out to see if we could be given another look, well it took 2 phone calls, and 4 emails before someone reached out today and said “based on a negative rental reference we are unable to proceed with your application” this is the first time I had even remotely been given this information which was a complete surprise considering we we’re never told of this reference and asked to pay a years rent in advance. I truly wanted to form my own judgment based on my own experience but I now I see this company as one that is unprofessional, and quite frankly cares only about their tenants as a simple means to bring in money. My only course of action would be to file a BBB claim, dispute the charges with my credit card company. Thank you Austin Tyler Co, if this is your business practice and how you wish you treat your community during times of inflation and high costs of living. you saved us from a landlord that would have ultimately have left us in a worse situation. TL;DR - this company intentionally makes properties hard to obtain, and lacks timely and professional communication. Avoid them. Update 5/30/23: Austin Tyler co posted their response with not only personal but untrue information, when we reached out to have them edit their response to remove personal information they informed us that we can delete the review to remove their disclosure of personal information. Not only is this highly unprofessional but illegal. I would also like to make sure it’s very clear, I don’t care if Austin Tyler co is stating we didn’t meet their “requirements” but I have only asked them to remove personal and specific information to which they have responded that “you are in control, if you want it removed you can remove your review” No one should need anymore than this to avoid this unprofessional company. And again thank you Austin Tyler co for further validating our case publicly."
