"Lease process went well, but some things were very cleverly worded when advertised and turned out to be a little different. Lawn maintenance is handled by them, but not for free. So it's included, but at a cost. Granted, the lawn maintenance is less expensive then if I were to hire someone to do it, but still not included for free. My rental home is beautiful and spacious - except the bathrooms, which are small and very cheaply done. Think laminate countertops and very old style sinks. Doorknobs fall off, floors are coming up. I've only lived here two months. The workmanship is shoddy at best, negligent at worst. Yesterday the condensation from the HVAC in the attic caused a leak in the laundry room all the way to the garage, where it pooled in one of the lights and blew it out. When my son in law looked at it, the line that's supposed to drain outside...well, isn't, and the trip line didn't work to shut off the unit. One side of my garage can't be opened, and I've been waiting for a blind repair since I moved in. My maintenance request for the leak, and phone call, have yet to be addressed. I better not fall or get hurt going into the attic to drain the condensation tray is all I'm saying here. Management let me know that the maintenance team lives "far away" and it takes them an hour to get to us, so "small things" need to be repaired by us. Incidentally, the management team that I've interacted with have been very pleasant but unprofessional. The house is beautiful, and so is the neighborhood. I wish the service and workmanship reflected the cost. maintenance is non existent and, once again, isn't reflective of what you'd expect to get from their advertising and monthly rates"

"Do not rent here - they are totally unresponsive to maintenance requests. My AC has not been cooling for months, after many, many written requests and calls for help I am totally ignored. They have sent their 'maintenance' person to 'look' at the unit and I never hear back. I have sent several photos of thermostat showing the house temp and they never respond. It has been weeks now and I am still sending requests for a repair. My daughter had surgery 2 weeks ago and I BEGGED for a repair before bringing her home and got ZERO response. We are sleeping in the living room with a portable AC unit that I had to get to be able to stay in the house. The disregard for their tenants is sad. But they sure have no issue taking my rent money."

"Unresponsive to maintenance Even urgent. All residents pay $75/month for yard maintenance and it barely gets taken care of. I’ve had an urgent request all week…one visit saying they’d come back and never did. One return call, still heard nothing beyond that. Also, have a leak from rain in ceiling. It’s been reported twice, seen once and still nothing. I know neighbors have had the same if not worse issues."

"The living situation with this home was fine. Thank god i did not have many maintenance issues, because the customer service response is so few and far between. I have also had the worst experience with receiving any information for my security deposit. It has been 67 days and counting since moving out and have heard very little in regards to my deposit and when it will arrive. Renters be warned, if you happen to get a rep by the name of Sydnee Clark on your deposit refund case, best believe there will be misinformation, a lack of care for timeliness/effort, and a lot of work on your end. While Magnolia Trace is still being managed by Range Water property management, please look elsewhere for leasing a home."

"Too many issues for it to be a new build. Just moved in about 2 months ago. Leasing process went well. Home is beautiful. Quality is questionable. One of the garage doors is no longer worker, seems to be a sensor issue. I submitted the maintenance ticket on 4/26 and have not heard a word from the management company. Now there's an issue with the HVAC system leaking and we've submitted another ticket. There were also issues when it came to common punch list items. Door knobs coming off, cracked light cover, loose toilet paper holder, damaged blinds, peeling sink, etc. Hard to recommend with these issues combined with the lack of response from maintenance. Updated to 1 star as the leak as not been addressed. I'm almost certain if they had come to check the electrical issue in the garage that I reported on 4/26, they would've discovered the root cause being the HVAC system leaking and shorting out the electricity. Also added pictures to show the HVAC leak that now requires me to venture up in the attic and empty the tray with a bucket every few days. Update 2: They addressed the leak but now there's mold in the hallway closet. Pictures added 6/1 Update: My wife and I are sick due to the mold exposure. Maintenance came with bleach and a rag to "clean" the mold. I'll be contacting code enforcement since they don't seem to be taking our issues seriously"
