"Lynette was incredibly professional & helpful! I only spoke with her as a prospective tenant, we realized quickly that there was likely going to be an issue with my application- yet she continued to be just as wonderful and pleasant as she was prior to that conclusion. She was happy to answer any and all questions, even just generally related to renting, and gave me some tools to help my find an apartment otherwise."

"This "business" seems to lack knowledge, education, professionalism and any sense of the law in regards to tenants rights. They find ways to take you to court and expect you to pay the court fees when they break the law. Seems there's only one way of doing business. The Royal York Gardens way. When I spoke with Danielle she was very nice. However, Kristie was rude, condescending, spoke over me and I was told "I will never speak to Maria Hanley." Every time we asked to have something replaced, we were told that "we may have to pay for it," or even better, we would receive a letter after every maintenance request basically stipulating that we are an inconvenience for asking them to fix THEIR PROPERTY. For example, toilet seats, hair in a drain from living only 6 months in a place. We don't have long hair...cue them sending us a letter that if we had them in again to look at the pipes, we had to pay for a plumber...I can tell you that the place is old and I certainly am not paying for YOUR PROPERTY. The best was when we received a letter for having wet wipes near the toilet ( I have a baby) and they assumed we used them for ourselves ON TOP OF THAT we received yet again, ANOTHER letter saying that only the 3 P's can go down the toilet. Now don't get me wrong, I respect that it's your apartment we are living in but come on, don't assume or look through my stuff for that matter. Privacy much? Very much in your business, snoop and honestly I don't trust them in my personal space. Also made the connection that there are family members all working together that use shady practices as a management company. Definitely not a family or business anyone should work with. Maria likes to send letters and provide convoluted narratives so it favors her. Quite the manipulation tactic and sums up Royal York Gardens. There's a reason they have so many 1 star ratings. Take my advice and RUN!"

"Will scam, lie, and claim they cleaned your duplex when they didn’t even work on it within the two week time frame to get our deposit back from a legal standpoint. We also didn’t get our “itemization” list back itemized, prices or within the two weeks as per NYS AG. We have photo proof with dates. They also claimed that they were going to clean and take care of issues with their house while we were tenants and didn’t do so in a timely fashion. Two boilers for a basement in less than 3 years? Also, a basement that regularly flooded and the power went out monthly. Buzz is the only good person working there sadly. I have 4 tenants with myself that are currently wondering where all of our deposits have gone? Not a single person I know, which are a few, have gotten much if any of their deposits back. Mike Hanley took pictures when it was clearly illegal during a work order and area that had nothing to do with the specified area that was requested to be fixed. Maria Hanley didn’t renew us after 5 years because she doesn’t like us or agree with us, was argumentative any time we had an issue and we had to move at the end of February and deal with schooling issues for my five year old. Maria, Sean, Mike are highly unprofessional and you should NEVER rent from them. Shady business practices. Never had an issue with Kristie in the office until she was dishonest, unprofessional and hung up on us after we were officially out of the duplex. Kristie told us we wouldn’t get our security deposit back and also told we aren’t allowed to speak to management. Perhaps the issue is them? The fact that they have the ratings is because people don’t lie, Maria, Sean, Mike and Kristie do; hence why they give full paragraph responses on here verses actually having an intellectual, professional conversation in person. It’s very much their way or the highway. Be prepared not to get much if any of your deposit back. Also a majority of the “good reviews” are in-laws and family members of the management team-so take that at face value as well. In my 15 years of renting this is the first negative experience I have ever had, which tells me it’s a management issue. Duplicitous unethical business dealings."

"I can’t believe all the negative remarks! We’ve never had a problem and we’ve been here almost 2 years. I love living here!! The girls in the office (Christy and Danielle) are very friendly and helpful and Buzz and the maintenance crew keep everything looking good….plus Buzz can fix just about anything! So don’t listen to all the negativity….it’s a great place to live."
