Good rate, you get hardwood floors, a range, and a fridge, upgraded countertops, lot of square footage for the pricetag, can't beat it. They're a super good deal. +1 stars - Glendale's Buffalo leasing office is very good and easy to work with. They have kept the promises they have made. I had a billing mishap one month because the Tenant Web Access portal wasn't reporting what my balance was correctly, as an example. They where understanding and helped me fix it right away. -1 Glendale loses one star on how it addresses complaints, as they do respond to complaints, but it isn't always the resolution you're expecting, and it does create tenant headaches sometime (Citations shipping courier issue, outdated electric, old elevators that break down a lot, and rude head of maintenance. There have been some headaches in the time I've been here. ) +1 star - Thanks to Glendale taking action on a lot of the building's tenant issues, it does feel very safe now. I have good neighbors and people that respect noise levels and follow the rules. I really appreciate the effort to move in better tenants from Glendale. This has improved significantly since when I moved in. Though from what I hear, people are unit flipping and not paying, and that's another problem which is all over Buffalo over the pandemic at present... -1 star - Hyde Park will be a struggle if you are in a wheelchair or with a physical handicap. There are no accessible ramps or accommodations for people with physical mobility concerns. Access is provided outside the parking lot for handicap person(s). But you'll quickly run into risks in the elevator and in apartment doorways if you're not on the first floor. I wouldn't recommend it in this category alone due to the state of the outdated elevators. I've got my own wheel cart wheels for groceries caught in the gap there, and it is a risk to somebody in a wheelchair or with other physical mobility equipment. The thresholds and entryways to the apartments are for some floor plans, very narrow and that can't be changed. You might want to consider a more handicap accessible option if that's what you're on the market for, or at least try for a unit on the first floor because of the elevators... Be careful with your floor selection plan, and schedule a walkthrough to make sure you'll fit WITH your mobility accessories. All in all Glendale has been a good experience. WIth some pros and some cons, any long running business is going to have issues. Glendale makes efforts to fix things, even if its not always the resolution you need or expect, they do a lot more for their tenants than other places. Keep that in mind."
