"Wonderful B&B in quaint area. The rooms are freshly renovated, clean and comfortable. Val is warm and welcoming and went out of her way to prepare a delicious and healthy breakfast for us. I would highly recommend staying here!"

"Park Ave B&B was the perfect spot for my granddaughter and me while on our recent bicycle adventures on the Erie Canal. The B&B is just a couple blocks off the canal which makes it easy to get to after a day of bicycling. The B&B was immaculate. Val (our host and owner of the B&B) was so very nice and welcoming. She prepared the best breakfast (french toast, bacon, and fresh fruit) for us - taking into consideration a 12-year old's palate! She gave a brief history lesson about the canal and the house, which originally included a livery. She also shared a little "secret" with us about a certain item found in each of the bedrooms - which sent us on a scavenger hunt to find the item in our room! If your travels take you through Brockport, NY, I highly recommend staying at Park Ave B&B - I know I will! Thank you so much, Val, for your hospitality and kindness."

"My wife and I planned to ride our bikes on the Erie Canal and spend the night in Brockport. The Park Ave BnB is the closest lodging to the trail and is near downtown. Valerie, the owner and host, was so helpful as we texted her from the trail before our arrival. She stored our bikes in her locked garage, and we were the only guests for the night of our stay. The Park Ave is so wonderful. Beautiful and full of history, while having all of the comforts you could want in a stay. It is near downtown and main street. We walked to town and had dinner. Even though it is near a pretty busy intersection and town, it is very quiet. Breakfast was fabulous, with quiche with a side of avacado, and a fruit parfait. Our one night stay was too short, and we so want to return."

"Wonderful BnB!!! Val was a super duper host!!! So accommodating and thoughtful. Just a beautifully decorated, clean and comfortable home. Val was right on top of my Vegan diet, wanting to make me something different each day. What a treat! It was the perfect location to bike the Erie Canal, just a half mile so we biked right from the BnB. She had all the info we needed for restaurants and things to do in neighboring towns. She even hooked me up with a reputable service garage because my AC went out on my drive there. Val put the icing on the cake to make our trip memorable! Thanks so much"

"A beautiful, newly renovated and lovingly modernized historic building in a great location, close to Brockport restaurants and shops. The host, Valerie, is charming and thoughtful. Every need has been anticipated. The plentiful outlets and charging options are particularly notable in an historic home. The food is delicious, with vegan and gluten free options. Valerie had even made homemade gluten-free banana and chocolate bread — a real treat."
