"I lived in these apartments (brick complex) for just under three years while attending SUNY Fredonia. While the buildings have their faults, management was making efforts to improve security and quality of living in the complex. Buildings: Each unit has its quirks. They all have the same basic layout, but there are small differences in flooring, kitchen arrangement, and bedroom arrangement. The concrete that makes up the balcony for the upstairs apartments desperately needed repair. I lived in a unit under the (outdoor) stairs and frequently found chunks of concrete that had fallen down from where the concrete meets the stairs. Maintenance tried to "quick fix" this quite a few times, but it definitely was an ongoing issue that needed a much larger budget and professional assistance. Also, due to the number of people and the location of the buildings, there were some mice and bugs. The mice were pretty easy to deal with (we used humane traps and set the mice free in the campus wildlife area), but the bugs could be really obnoxious. We had a particularly bad case of drain flies during my last year living there. There were also a number of stinkbugs, but you literally cannot find an apartment in Fredonia that doesn't have stinkbugs seasonally. Aside from this, we rarely had issues that required maintenance. Security: This complex is for students and community members, meaning it has a wide range of tenants. Some were great neighbors, some weren't. I lived there while there were no evictions allowed due to COVID so I saw my fair share of...weirdness. However, by the time I left, the managers put 24/7 security cameras with motion-activated lights in place, created a parking permit system, put locks on all the laundry room doors, and enforced community rules. Community: It would be very easy to keep to yourself in this complex. However, my roommate and I made many connections and friendships with our neighbors. Some were families with adorable small children, some were families with adorable pets, and some were just nice people who would have friendly chats if the opportunity presented itself. It was pretty clear who wanted to socialize and who didn't. Management: In general, they were accommodating and helpful. Sometimes they needed a little push, but they work hard to keep the place running. I really like that they host events for holidays (Halloween, Thanksgiving, Christmas, Easter, etc.) that are family-friendly and usually involve some sort of giveaway/raffle/contest. Rent: It was SO nice to have everything included in one rent price. I never had to worry about keeping track of monthly payments or extra utilities because I paid by semester. As I was leaving, I did get a notice that rent was increasing. It is an unfortunate reality for most rental properties in the area. However, the heat in my unit was always very high and we had no control over the temperature. I wonder if rent could be kept down if the temperature was either regulated by the tenants or just lowered a few degrees. Overall: This was a good first apartment! It certainly isn't glamorous and there is room for improvement, but it met the basic needs of a poor college student."

"They only care about your money and not your health or anything else. We have been living in 2nd hand smoke for over 2 months and they dont care. They said they would move the tenants downstairs but instead did nothing. There is also mold issues, rapid decline in the property, bee issues and my wife found a man sleeping on the washers one morning. There is no security nor proper lighting either. They are on their second set of office workers and property manager within the 11months we've been here. Over all they dont the office the hours they advertise, they dont answer your complaints and all the workers including maintenance leave early most Fridays. I wish I could work here and get a 2 hour lunch and that's what they told me. Dont move here, your wasting your time and will be back looking to move in no time."

"Absolutely disgusting. Moved in as a college student to the brick apartments, realized i was getting ripped off living with mold and paying the same price as they were offering the townhouses for. So i got on the townhouse waiting list , got into a townhouse and was INFESTED WITH ROACHES. not to mention my electricity bill was over $300 a month and we couldn’t even have the heat on in the winter because the bill was so expensive! A $300 electricity bill for a small townhouse? We were getting ripped off."

"This place is literally crumbling around residents (roofs and stairwells) and the property managers will blame it on past management while continuing to do nothing. Property management will claim they know nothing about complaints of mold, rodents, bugs, and other problems. When given proof of roaches we were ignored."

"This place is a complete DUMP! The Property Manager Nicole sits on her butt all day eating snacks and ignores regular property maintenance. This may suggest she doesn't care about people. Building codes had to be contacted which is probably why there was a big surge in REQUEST FOR PROPOSALS to local contractors to hurry up and fix what's going on. I guess that's what you get when the property manager chooses to stuff her face with office snacks instead of working! The property is a DANGER!"
