Edwards Waterhouse Inn

The Edwards Waterhouse Inn is an elegant five-room bed and breakfast located at 71 Central Avenue in Fredonia, New York. Conveniently situated near downtown Fredonia, SUNY Fredonia, and Lake Erie, guests can easily explore nearby attractions such as the Lily Dale Spiritual Community, Chautauqua Institution, The National Comedy Center in Jamestown, or Buffalo and Niagara Falls. The picturesque wine country along Lake Erie, with its 53 miles of unique wineries and vineyard vistas, is also accessible to guests.

Guests of the Edwards Waterhouse Inn are treated to a full breakfast featuring fresh fruit, pastries, and locally sourced entrees. They can also enjoy a french press of the inn's signature Cafe Kubal roast in hand-fired mugs created by local artist, Ted Lee.

New innkeepers Martin and Phillip, along with their dogs Brego and Giovanna, are passionate about hospitality and excited to share their love for the community. Martin, a seasoned architect, and Phillip, a music teacher and community advocate, plan to collaborate with local artisans and artists to enhance the inn's offerings and host live music and outreach events.

The history of the Edwards Waterhouse Inn dates back to 1850 when F.S. Edwards built a modest Italianate villa that was later transformed into the magnificent Queen Anne Victorian it is today by Dr. John Waterhouse in 1895. Throughout the 20th century, the house served various purposes before being restored as the inn in 2012 by Maggie Bryan-Peterson and Jeffrey Peterson. In late 2023, Martin and Phil took over as the new innkeepers.

"Magical stay! My room was very comfortable and beautiful! Breakfast each day was unique and delicious! The Inn is beyond charming and lovely. The Innkeepers, Jeff & Maggie are wonderful and felt like family. I hope to return soon!"

"I would highly recommend staying at the Edwards Waterhouse Inn. The owner, Jeff [who lives on site}, was a wonderful host who takes great pride in the facility. Our room was oversized with a king bed, gas fireplace, cable TV and a very large ensuite bathroom with a separate tub and a modern shower. There is plenty of on site parking and you are within walking distance of downtown Fredonia and the college. There are several options for breakfast, which was excellent, that Jeff personally prepares. He is more than willing to discuss the history of the house, its furnishings and the work he and his partner have done which is all truly amazing. The facility and our room couldn't have been cleaner. Jeff surprised us with an evening "turn down" service while we were out. Overall, we couldn't have been happier with our stay. "I stayed at the Edwards Waterhouse Inn for one night and wished I could have enjoyed it longer. The house itself is beautiful and has been lovingly restored to create spaces that are classic yet have modern amenities. Jeff and Maggie made our stay memorable, they are both so kind and easy to talk to, not to mention informative and helpful about the available dinner spots in town. The custom ordered breakfast is truly a highlight of staying at this inn-everything was fresh and delicious. I will definitely return for another stay the next time I am in the area."

"My wife travel to Fredonia, NY almost every year for area's Wine and Art trail. I found Edwards Waterhouse Inn and was very impressed with their website because it was so easy to navigate. My wife and I stayed there and they made loyal visitors out of us. The property is gorgeous and the rooms are fantastic. EVERYTHING in the B&B is been completely updated. Edwards Waterhouse Inn is the perfect combination of a classic B&B but with some modern luxuries that make the stay so relaxing. My wife and I have decided that we are going to continue to visit Edwards Waterhouse Inn every year because every time we go it’s like a mini honeymoon all over again. The area has so much to offer and there is nothing I would change about the B&B, ESPECIALLY the breakfasts. The meals they will prepare for you will be some of the best breakfasts you will ever have. I can't stress this enough, if you are going to the Dunkirk, Chautauqua, Jamestown or any of the other areas surrounding Fredonia, NY, You must stay at Edwards Waterhouse Inn!"

"I have been to the Waterhouse several times for teas and small parties. Each time it was amazing experience. The care and detail to every aspect is reflected throughout this most beautiful Inn. The food is out of this world, all homemade much with local food goods. Fully restored old Victorian House takes guests back to an earlier era. I cannot say enough about this treasure! HIGHLY recommend this beautiful Inn for your stay in the Village of Fredonia.!"
