"I've red previous reviews that gave low scores and I don't understand why. I've lived in gateway for three years out of the 7 years that I've lived in VA. Before gateway townhomes I had to move 3 different times because of horrible experiences as a renter. Gateway townhomes is a safe and quiet community. I've never had any issues with the leasing manager Mrs Tricia. For me maintenance items get fixed on time when I call her. She's been professional and understanding and she gets straight to the point. There are some price increases but you also have to understand, other places like this are charging way more than gateway townhomes. This is the best place I've lived since being in VA and that's why I've lived here longer than the others."

"Sounds like things have certainly gone downhill since we lived there in 2016. Sophie Kwiatek was the best manager we could have ever had. Any problems were promptly taken care of. I don't live there now but I will give a 1 star rating for the high rental increase. Not worth it."

"Just moved in last month and no real complaints honestly, yes the walls are thin but not a big issue to me. Tricia is very helpful and nice, I don’t have any issues with her and if I have any issues she does make sure they’re fixed in a timely manner. The only real issue I have is some of your neighbors are not courteous when it comes to parking. Some will not extend the courtesy of not parking in front of your unit. I spoke with the office but of course people do what they want. I enjoy the space and it actually feels like home for me."

"This lengthy and detailed review is well overdue. I lived at Gateway for years for many reasons - affordable, quiet, and location. But it was not the best experience - I saw many unnecessary changes and staff turnovers. With the exception of the thin walls, I LOVED my unit - I made it perfect for me. The maintenance team people were pretty pleasant, kind, and easy to deal with. When I first moved in, Darlyn was the property manager and she talked about everyone. If I cared to, I could tell you who was paying to live their off their disability check, who was in school, who had drama, and etc. The next manager was an older sweet lady and I have nothing to say about her. But let’s get on the current one Tricia - rude, unprofessional, and very unpleasant. I got to the point where I stopped calling her and just emailed her. I had to contact her about maintenance issues, that instead of fixing correctly, they made temporary holds so of course I was calling back. Her replies to me in emails was “k” and I had to let her know, i’m not your texting friend, i’m a customer. Initially my water bill monthly for ONE PERSON was $35-$40 but in my last 2 years of living there, they decided to be unfair and change it to $75 every month. That meant as 1 person, I was paying the same thing as someone with 4 people in their house. UNACCEPTABLE. Let’s not get on assigned parking they implemented my last 2 years with ONE guest pass and everyone else park on the street. When I moved in, they didn’t have a referral program and of course after I referred 2 people to live there (and they did move in) they implemented the referral program and would not credit me for the people. My unit was never renovated, no up to date fixings, my carpet wasn’t new, mirrors were stained and cracked when I moved in, and the way/amount they increased rent was crazy. While living there, many of my outlets didn’t work. There was a request put in to correct. An electrician came out but provided mediocre work. I continued to have issues with outlets. Moving out was annoying. Tricia wanted me to have to unit brand spanking new looking but I was informed that they were literally gutting the unit to renovate. When I questioned her, the requirements for cleaning did change. Bryan did my walk thru and cleared me. To get the refund of my deposit, they took a full 45 days. For Tricia to complete her portion of the paperwork, it took exactly 1 month. I’m not sure why, when she knew I was leaving a month before I left. Again, I loved my unit, the area, and location and that’s why I stayed so long, plus moving is literally just a headache. If they become fair and talked to people as they should, I would recommend folks to live there but until then, it’s a definite no from me!"

"I’ve had trouble with this townhome complex since I moved in. Besides the terrible plumbing, thin walls, and high utilities costs, I’ve had multiple complaints go unresolved. I even had the property manager refuse to elevate an issue to her boss. A noise issue that I’ve had to deal with for over a year and half. I’ve filled out specific complaint forms just to not hear anything as far as a resolution is concerned. Best to look elsewhere if looking for leasing options."
