"RENTER BEWARE: Roaches-within 1 day of moving in. Trash everywhere on the property. Gunshots right outside your window. Breed restrictions yet aggressive breeds all over the property. Only wired for Telecom internet and tv services, but it’s typically not working. Unemployed neighbors playing music until 4/5 am. They accept section 8/low income folks so that should tell you everything you need to know. If you are not low income…STAY AWAY. Spend your hard earned money elsewhere. Not a place to live if you have kids, elderly family members or shoot any family at all. Haven’t been here but a month but it definitely won’t be for much longer. Unorganized leasing staff. The list of complaints is never ending. The only pro is the size of the unit. I would rather pay double the rent elsewhere to get away from these problems."

"I am a prospective new tenant. I had the opportunity to visit Derby Run in 2018. Definitely the floor plan, the individual bathrooms, the inside washer/dryer availability and a balcony put this property at the top of my priorities. I love the setting. Pius S"

"I went in for a tour a couple of weeks ago. I loved the spacious floor plan! The woman assisting me made me feel so welcomed and comfortable, I feel awful that I can’t remember her name at the moment. She was even nice and friendly with the current residents, and they responded in kind which made me feel like it wasn’t just a show. Any questions were all answered and I am looking forward to calling this place my new home."

"Stopped by just to get information and had the pleasure of dealing with Ms Ebony. She was very friendly, answered all of my questions, and even showed me an apartment. I was surprised when she told me she'd be able to get me in on or before the time that I'm trying to move. The apartment was very spacious and had everything I need plus more. I'm looking forward to being able to call Derby Run my new home!!!"

"The rental office is nice and clean and so is the apartment complex. The staff was very wonderful and answered all of my questions. They staff also make you feel like a person, not a "quota". The community is wonderful and quiet. I am definitely considering moving to Derby Run just based off the way the rental staff treated my fiancé and I. They a very professional. If they had more than five starts I would give them 10/10 for overall experience!"
