"Beware of renting from this place or giving them your personal information. They the whole application process is designed to have you pay hidden fees that that are a pain to refund. I am compelled to bring to your attention a series of egregious violations committed by Quarterra at their Lumen location in Tyson’s Corner, Virginia. My experience, beginning on May 4th, has been marked by blatant disregard for legal norms and ethical business practices. I engaged with Marilyn Tate of Quarterra for a potential lease, for which I paid a $300 refundable security deposit and a $450 application fee via credit card. Upon electing not to proceed with the lease, I requested the return of my security deposit. Quarterra's initial refusal to refund the deposit was a clear infraction of Virginia's landlord-tenant laws, specifically regarding security deposit regulations. Only after persistent requests did they agree to return the deposit, but through a mailed check instead of a direct credit card refund. The situation escalated when I was unjustly contacted by a Florida-based collection agency demanding $300, purportedly owed to Lumen. This action constitutes a direct violation of the Fair Debt Collection Practices Act (FDCPA), given that I had neither entered into any agreement with Lumen nor the collection agency. Further, Lumen's claim of a credit card chargeback for the said amount is categorically false, as confirmed by my credit card company. Moreover, Lumen's decision to initiate collection proceedings and falsely report a debt, despite their issuance of a refund check, has led to unwarranted damage to my credit. This is not only a misrepresentation of the financial transaction but also an illegal use of my personal information, including my Social Security number and Personally Identifiable Information (PII), for purposes of harassment and defamation. Therefore, I demand immediate corrective action from Lumen, including the removal of the collection item and full rectification of my credit report. Their actions, void of any contractual or landlord-tenant relationship with me, represent a flagrant breach of my rights and state and federal laws."

"Been living here almost 4 months now. So far, I’ve been liking it a whole lot better than my previous apartment. What I love the most is that the maintenance staff are very responsive and will generally will get to things in generally a day. The concierge staff is also great and very polite."

"I had an amazing experience and I must commend Anokhi and her staff on their honestly and due diligence and making sure they address every concern to its fullest. I had a slightly unpleasant situation with the day concierge but they immediately addressed this which was quite satisfactory. I was planning on moving into a unit on the 30th floor back in June, however, plans needed to change as we decided to purchase a home. I’m not a big fan of the pet screening service they use, as they seem to employ very unconventional methods. For example, they insist on your providing them permission to speak and ask your doctor any questions they like regarding you if you have a service animal. That is quite unethical to ask this. However this isn’t Lumen. Aside from everything mentioned, they are excellent and I intend on leasing in the future!"
