"This is a poorly managed park, with bad roads, frequent crime, drugs, vandalism and theft, and chronic mismanagement. Dogs and cats roam free, and the noise after hours can be ridiculous. Avoid at all costs. 6/30 19 update: WORSE AVOID!! Heroin and unchecked drunk driving now plague this community...folks are going 7 plus days without AC repair and having drunk neighbors drive into their traailers....stay clear."

"This place is DISGUSTING I lived here for a couple years and it was always the worse management ever very ghetto and not taken care of at all office people very unprofessional and rude... I recently been trying to contact them for a friend and they never EVER answer the phone no matter at what time you call I don't understand why bother to have a busyness if you don't care . shut this place down or get new employees . DO NOT LIVE HERE YOU WILL REGREAT IT BELIVE ME"

"Very poor management. They lost paperwork done over six years ago and expect the people to re-pay the application fee. Community was gated and now they aren't even bothering to redo the gate. Expect some of the people that do abide by the rules to pay for everyone else that isn't. The park has really gone so far down hill that no one will see the light here. And some of the rules r really ridiculous like they don't allow people to do any kind of maintenance on their own vehicles. Some people live here cause they can't afford to live somewhere else so how can they afford a 1000 dollar mechanic bill? They claim they care for the people that live there but there is no sign of it whatsoever."

"This place is truely a dump. Managment doesn't care. I. Am to embarassed to have anyone over because of the trash that lives here . The rent goes up at least 20$ a month every year no improvements at all ."

"We applied to Bay West. We are currently paying rent of 912 a month and they tried to tell us that we did not have enough income to rent one of their mobile homes that rents for 700 a month! There were roaches crawling everywhere when we looked at the one for rent. Love to know how you can pay more rent and want to go to paying less rent but do not make enough??????????"
