"Selling a long time owned rental property from afar is not easy. However, one dreary January day, when the office was closed, we met with the Mt. Lebanon Howard Hanna office manager, Patrick Gray. Patrick listened to us and totally understood our difficult situation. He went with us to look at the property and assured us all would be ok. He had agents in mind who would help us. We drove back to Virginia that day feeling much better. Shortly after that visit we were contacted by two agents(a team) who made us feel that this would be a much easier process than we’d imagined. Nicole Gruen and Lenny Farrell were outstanding agents. There was much work that needed to be done on the home and they were able to find reliable contractors, plumbers, cleaners…all the right people to handle the work that needed to be done and being conscious of the costs involved. They were constantly in touch with us via zoom & FaceTime calls giving us updates of work in progress. You never would have known that this was their first time working with clients from afar. They were knowledgeable and professional every step of the way. With each trip to Mt. Lebanon our worries were lessened and we learned we had a lot in common with Nicole and Lenny. Finally the work was done and the home was listed…it sold in a day, above asking price. It was a wonderful feeling! Even after closing, Nicole and Lenny have stayed in touch with us. We give credit to the HH manager, Patrick Gray and his ability to match us with the right agents. He listened to our story. We are retired military, lived in Germany, family roots in Mt. Lebanon. He understood the emotional attachment to the home and Mt. Lebanon. So, he matched us with Nicole, who is German and Lenny who is also retired military and from the area. Excellent agents and a lasting friendship that will help keep our ties to the beautiful town of Mt. Lebanon. Selling or buying a home is an emotional experience and oftentimes difficult. However, with agents like Nicole and Lenny and a HH office manager in Patrick Gray, his agents and staff, our concerns were quickly alleviated. With our deepest appreciation..thank you."
"WHAT A TERRIBLE COMPANY TO DEAL WITH!!!!!! I bought a house using Berkshire Hathaway and Howard Hannah. I closed over 3 weeks ago. Howard Hannah refuses to remove the sign from my yard. When I called 8 times over the last 3 weeks I was lied to and ignored!!!! TOM MCDONALD told me I would get a call from the manager and guess what I never did. When I called back he told me he could do nothing and the managers gone. He hung up on me two different times. This is beyond unacceptable. They never even put a sold sign up so I still have people peaking in my windows trying to look into my home. This is the WORST Howard Hannah office I’ve ever seen in my life. I’m being generous leaving 1 star"
"If you want to sell your house, do not hire Howard Hanna of Mount Lebanon! In my lifetime, I have sold 5 houses and purchased 6. I have never had such a stressful experience as I have had with Howard Hanna of Mount Lebanon. These people are totally unprofessional. I hired an agent from this office after speaking with her on the phone. I liked what she had to say. She told me with a few changes and better pictures of my house it would sell fast. She assured me the price I suggested to list was perfect for the market. By the way I have never met this women in person. The relationship started off very stressful She had a hard time sending me the paper work for me to sign. She didn't know how to send it for a electronic signature. She told me to go to a fax and fax it. She made no attempt to make this simple for me. I almost backed out at this point but she was very convincing. She is a good con artist. The rest of the nightmare I will make short. This agent never offered to do an open house. When she did do an open house I never got feed back as to what the people who went through the house had to say. In fact she didn't communicate with me ever. I had to reach out to her. During the open house she broke my awning when she tried to open it. She told me it was broken and I either had to fix it or she would sell it as is. During our emails she continued to challenge me about the broken awing. She became very rude. After about 3 weeks, when she told me I needed to lower the price by $20,000 or more I began to think I had been taken advantage of. The reason, she said, for lowering the price was that because of all the new construction in the area my price was not competitive. What?! Did this new construction just pop up in the last three weeks? Isn't it the job of a professional Realtor to do comparisons BEFORE you except the listing? Shouldn't that agent research all similar properties sold and properties still on the market so that agent can guide you from the beginning? I had enough. I wrote a letter asking to be release from the contract. In the letter I stated I was unhappy with the lack of communication with the agent. I also mentioned the lack of progress made. Eventually the manager, Patrick Gray and his boss, Bill Russo got involved, however, things are not any better. We have had no showings, no one answers my text, emails or phone calls for weeks. My house is being held hostage by Howard Hannah who refuses to relinquish me from the contract or do anything to help me sell my house."
