"Have happily been a resident since Oct 2022. Niki and Noah and staff are professional yet very friendly. The few issues we’ve had have been handled quickly and efficiently. Location is ideally situated to participate with all the Strip District and downtown has to offer. The building is secure and pet friendly. Our apartment has great city views and the rooftop patio has both indoor and outdoor entertaining areas. Fireworks on the July Fourth were great! As a retired couple we are pleased with a varied mix of ages and lifestyles. Highly recommend!!!"
"How amazing this building and management is. Don’t let the bad reviews trick you into thinking this place is anything less than. Building is always clean, always quiet, and the security makes me feel even more secure with safety when you live downtown. Nika and Noah sends maintenance the day of request (sometimes it takes 24 hours), they are also so pleasant and kind."
"Property managers are very responsive and easy to talk with , building is beautiful has a gym connect along with a Botox / facial studio , lots to do near by . Building has a dog area on the rooftop along with an area to host parties if wanted. Building is very secure and clean."
"We booked a room for one evening so we wouldn’t have to drive home after an event at City Winery. All in all, it was a good stay. The room was spacious and the bed was comfortable. I saw a few reviews mention the noise volume, but we didn’t have any issues on a Wednesday night. There were a few things I would change. There was no rack or hooks to hang towels in the bathroom. The shower had a foldable seat that was totally orange and soap-scummy. The large windows were neat, but there was no blind over the middle window."
"Current leaseholder at 800 Penn moving out soon. Leaving a review here since they don’t have an 800 Penn google thing yet. We had a decent experience here until the property manager reached out to see if we were renewing. After seeing the rent increase, we engaged in very nice/civil typical rent negotiation. Nothing out of the ordinary. They quickly became passive aggressive and condescending, eventually not even engaging in the conversation. Even tried to say that month to month was not an option per my lease, when it clearly states that it is. The property manager is the most difficult person to have a conversation with. She quickly becomes hostile and passive aggressive and is extremely unwilling to work with tenants. You’re also never sure who you’re talking to since the number is the general property number or something. You have to specifically ask via text who you’re speaking with. We made a reasonable request to have 24 hour notice for showings while we were moving out since we have a dog, and they scheduled showings without talking to us or giving us 24 hour notice, and basically told us they didn’t care and it was well within their rights to do what they want and enter when they want because we gave notice to vacate. This place is a constant revolving door of airbnb renters and tenants that don’t stay longer for one lease term. There are 15+ airbnb units that are not even managed by them; they use a different company. The renters always leave the place in disarray, are loud, and are constantly loitering in the lobby and in front of the building. They will tell you they’ve reduced the number of airbnbs or that they’re working towards eliminating them entirely, but it’s a lie. Our mail and package area is open to strangers. Their answer to this is to tell us to be sure to have package carriers deliver straight to our door, which is impossible because the second key fob door doesn’t have the option to buzz people in. Package thefts are a huge problem. On top of all of those security issues, they’re neglecting to tell residents that they actually rented out the retail space downstairs, which doesn’t have a separate entrance. I only found this out through a phone conversation where they were trying to convince me to stay because of the added amenity. The main door will be unlocked Thursday through Sunday until roughly midnight or so starting spring 2024 for a charcuterie lounge. This means random restaurant goers will have access to the building and the mail/package area. When questioned about what they’re doing to increase security, they said nothing. Building has always looked half finished. Stairwells and hallways have patchwork that needs to be painted or fixed. Mold is on ceiling tiles, especially considering the giant flood they had on one of the lower floors (maybe 5th) last year when an a/c unit flooded in an airbnb and they didn’t know about it. The locks on the doors are always messed up and their one shot at an added amenity, a vending machine downstairs, has never been restocked. The gym has rusty dumbbells and the tv doesn’t work. There are always nasty maggot flies downstairs in the basement that sometimes make their way upstairs. This has been addressed with an ugly “bug zapper” device hanging by the elevator. That’s also where the trash room is so it smells horrific at least 1-2 days per week. We were told we weren’t allowed to put our own thermostat down past 68, and when we had an issue with the a/c not being cold, we were told we were responsible for buying and changing out the hvac air filter. This seems ridiculous for living in an apartment building. BE CAREFUL RENTING FROM THEM. They may seem nice and sweet at the beginning, but they’re no different than any other money-hungry, toxic property management company. They may stand a chance if they change up their management team. A quick google search on one of them in particular provides some very interesting and concerning information."
