"The owner is a slum lord and a POS. One of their major buildings(Carlyle Arms) has a major rat problem. On bringing it to their attention, he will be in denial and blame the tenants for bringing in pests even tho it’s a problem across all units. I have enough evidence and proof from neighbors and I have videos and photos myself. Avoid them if you can."

"I've lived at the Carlyle Arms for 3 years. It's very affordable for the area (Shadyside) with nice updated apartments and kitchens! Maintenance is quick to come and fix issues. Mike, the property manager, is always very friendly. When the lease ended on my studio apartment and I was ready to upgrade to a 1-bedroom, transferring leases was a breeze! The office staff was very kind about it and Mike even let me move my things in a few days early which was a huge help. I'll be leaving HHP soon and am very sad to go. My experience living at Carlyle Arms couldn't have been better for my first "adult" apartment!"

"There are many good things about Herbert Halsband properties- quick maintenance, updated rental for a decent price (mine was), laundry/parking available, allows pets. The only reason I took away two stars is because they allow smoking in their units!! I rented for around a year and my neighbors smoke/weed smell constantly came through the connected vent system even though I had them closed in each room. I frequently had to use candles, open windows, use air freshener etc. to get rid of the stench. It was very upsetting, but there wasn’t anything I could do about it because they allow this. I did attempt to reach out before checking my lease to make sure, but did not get a response. I suppose it is my fault for not checking the lease thoroughly enough, but my goodness- it is 2023. No one allows smoking inside anymore. I was especially surprised because you would think it’d be a liability for a rental company to allow that in their buildings. Very disappointing- I would have had one of the best experiences renting from them had that not been an issue. I wish I could have renewed my lease- I loved my little apartment! Just not the stink :("

"I recently moved in and have had a great experience so far! The apartment was so clean when we moved in (a rare thing) with minor maintenance problems that they fixed immediately when I called in. They keep the exterior looking great as well! They have been so helpful throughout the whole moving process and we are very glad we chose to rent from them"

I've had 2 maintenance issues, and they responded within 24 hours and had the issues taken care of. Wonderful experience and my friend who subleased to me also agrees!"
