"I was very excited to see one of their properties, but when I arrived at the self-guided showing the location tracking services kept saying I was not at the right address. I checked it multiple times, called 3 times, texted the number they asked me to text, walked around the building to see if I could get the location to work, reset my phone, and messed around with my location services. I was there for over 20 minutes with no response or assistance in the scorching heat. I usually don’t write reviews, but please test out these automated systems yourselves before using them! And please be responsive if someone is having issues with the automated systems, especially as a rental company where communication is key."

"I rented a Spectrum property for just over a year, I had limited interactions outside of of few emails and phone calls with Kristen. As others have noted here, she is not a great communicator and is quite snippy in her responses. The online payment portal and maintenance/inspection process was simple, however, after moving out we were charged over $1000 in cleaning fees. I had the carpets professionally cleaned prior to moving and this was a new house with no kids or pets - the fees here seemed excessive. If Kristen were kinder and the fees, annual rent increases, and general renting requests were less aggressive, I would give a 4/5. As it stands, I would look for another property management company."
