"I’ve lived at this building for a few weeks now — plenty of time to work with both the leasing and maintenance teams. So far, I love everything about living here! Management is responsive, friendly, and personal. The building is huge so I did expect to be another familiar face — but that’s been far from the case. Laura has asked questions, followed up, and been present throughout my first few weeks here. I don’t feel disconnected from the management team at all. Reading through old reviews, you couldn’t be faulted for wondering if this place is basically falling apart. So far, I haven’t witnessed anything even close to the most negative comments. Amenities and hallways are clean, and neighbors are respectful and quiet. Basically - it’s a great spot if you want to be downtown, and the building seems to have come a very long day from its initial hiccups."
"Avia is the Spirit Airlines of apartments. Seems OK and gets you there but service is awful and they ding you for every add-on fee possible. Examples of fee extortion: - They will bump renewal rates 10% a year. Could be 20% above listed prices on their website but they know moving sucks and try to stick you for every penny. - $100 for parking but then block most spaces for preferred parking that costs another unknown amount of money - $50+ per month in "common" utility charges for general building electricity and trash - Your security deposit is gone. $200 minimum fee for cleaning plus a few hundred more for made up issues. Happened in a spotless apartment. General management issues: - For context, I lived there two years including the early days when it was just opening. I kept thinking management ineptitude was growing pains but after 2 years I gave up. - Basic questions or maintenance requests require a week for a response if you don't constantly hassle them - As others have referenced, the building sprinklers went off twice in a year. Each time, it forced dozens of tenants move out and they suffered serious property damage with minimal assistance from management regarding new housing or the damage. I had noisy fans on in my apartment for weeks with zero apology or compensation. - Fire alarms go off weekly for 5-minutes each at least. Hope you don't work from home or like sound sleep Other note: The building was built with a tax credit so at least 20% of tenants are very low income. That's great but be aware a few bad residents are not great neighbors. A resident dealt drugs out of his apartment 2 doors down from me and had tweakers passed out next to his door overnight. This lasted over a year. The building hired armed guards to patrol the apartment 24x7 for the first 18 months. Smokers surround the building at all hours, people dump trash everywhere, etc Overall, unless Avia offers a killer deal vs. all the other apartments in that area, would recommend avoiding. Bare minimum go in knowing you're paying $250+ on top of the quoted rent and will be screwed by management whenever possible."
"Love our 2 bed 2 bath apartment in this building. Spacious and pet friendly building downtown near everything you want to do. There are a lot of great business opening in the area and The Local being in the building is so convenient. Looks like we are about to have a Crepe place as well! The Shop being next door is great for working from home. fantastic gym. Susan manages the building and she is wonderful, she helps us with everything we may need quickly and efficiently."
"My wife and I have dealt with two flooding incidents with no accommodations from Avia management. Each incident involved dozens of contractors coming in and out of the unit, extreme levels of anxiety for our pets, open construction areas (with harmful fumes, potential mold, and industrial contaminants), multiple contractors, months of waiting, and prolonged conversations on mitigating severe health concerns that I've personally experienced. In addition, the manager made several erroneous allegations that I wasn't accommodating to our contractors--even when I worked from home specifically to accommodate them, had to work in noisy, unclean environments, and provided them all necessary resources to complete the work. More egregiously, the manager claimed that my dog ran out in the hallway and was inhospitable to the workers. Which, as my wife can attest to, is patently wrong and a character attack. I was home during the entirety of the reconstruction (which took 1 week), had my dog in the kennel the entire time workers were in the unit, and was nothing but hospitable to the workers. *Keep in mind, there were several deconstructions beforehand where our closet was completely destroyed, unusable for months, and prone to mold formation in addition to exposure to open construction materials. * Lastly, I have well-documented and severe medical concerns (extreme and debilitating allergic reactions) to current environmental stressors in the apartment, however, management is unwilling to break our lease on acceptable terms (most likely due to some personal, not professional grievances). Additionally, I have had several upper respiratory issues while living in this open construction zone which has me concerned that there is potentially other more serious concerns at play (black mold, for example). I've had to miss several days of work for both illness and moving (without any accommodations, even though the flooding events were no fault of our own). The apartments also have regular instances of flooding, constant fire alarms, and non-existent communication with management. Elevators are constantly down and it seems like the community is not safe or secure, given that several of the flooding events were caused by vandalism in the stair wells (using fire rescue systems to flood the building)."
