"The only time I’ve ever broken a lease was here. Everything is fine until it’s not. I moved in very last minute after an issue with my lease at another complex. Julie was very friendly and accommodating in getting everything ready to go. Less than 6 weeks after I moved in, there was a physical fight in the parking lot outside my apartment in the middle of the night. I stepped in and helped the resident back to his apartment while the other person sat in their vehicle. The next morning, someone had gone into my vehicle and stole my wallet. I’m assuming I left it unlocked since there was no damage, which definitely made me feel stupid. When I told Julie, I let her know I didn’t know if it was targeted or an accident. I’m easy to identify based on my appearance and my truck had out-of-state plates, so I felt like it may have been related to the fight situation. Julie told me that a resident had reported seeing someone trying to get into vehicles on the property a couple weeks prior. I asked her why they hadn’t notified residents. She said they had increased the patrol and told the police officers who live on property, but residents weren’t notified. After my situation, they still did nothing to notify residents. I asked to move to a different part of the complex where I would feel safer. I had also been on the waiting list for a garage since I moved in. I was told I could move, but it would be a $300 charge and I would have to sign a new lease. So it would cost me more to move to a different apartment in the same community than it would cost a new resident to move in. I asked to speak to the property manager. When I expressed surprise that this person hadn’t contacted me based on the things that happened, Julie said it’s because she does everything around there. She became quite unpleasant as this situation progressed. In an email to the property manager, I told her I had received legal advice about a couple things, and I spelled them out. She said that since I had an attorney, she could no longer speak to me and forwarded me to the attorney for the property. I never said I had an attorney, I said I had received legal advice. Definitely not the same thing. So now she wouldn’t help with anything, and the two emails I sent to the attorneys went unanswered. I ended up breaking the lease for the first time in my life. It was definitely the best decision. Right before I moved out, they put out a notice about incidents. Since this was now two months after my incident, clearly there are more things happening. In terms of the apartments themselves, everything is as cheap as possible. The toilets are the cheapest I’ve ever seen, they don’t even provide a shower curtain rod which I’ve never experienced before, even their ‘welcome package’ is generic toilet paper and towels that look like they came from a cheap hotel. No ceiling fan in the living room and the cheapest possible light fixtures. I’m so glad I live somewhere else now."
"I moved into Tuscany Hills in May 2023 and I just want to brag on this apartment complex. Julie in the front office goes above and beyond with the best customer service and makes you feel right at home. She is very kind and always greets you with a smile. Junior is the maintenance man on-site and from my experienec the same day I put in a maintenance request he takes care of whatever the issue is the same day. Tuscany Hills is very safe. I have never felt scared to walk my little dog out at night nor have I had any problems. I feel comfortable here and highly recommend. Also, bonus Tuscany Hills is just one street over from Olympia which has a lot of shopping store and restaurants. There is all kinds of businesses on Olympia everything you could need. There is also a swimming pool and grill and my Grandkids enjoy coming and swimming in the summer with me. This is a 5 star ⭐️ Apartment Complex."
"BE VERY WEARY OF MOVING HERE! THEY WILL TRY TO CHARGE YOU ABSURD FEES UPON MOVE OUT! The apartments are nice! The people in the office are nice! Until they try to fleece you upon move out. When I moved in, I paid a $150 deposit, a $25 garage opener deposit, and a $400 non-refundable pet deposit. I lived there for 2.5 years. Upon move out, I even took the time to rent a carpet cleaner and clean the carpets myself after Tuscany Hills/Tribune Capital management neglected to provide the promised professional carpet cleaning service when I renewed my lease. I’m attaching photos showing how clean my apartment was when I moved out. In the interest of honesty and transparency, I will mention that three of the blinds were slightly damaged by my cat. Luckily that should easily be covered by my $400 non-refundable pet deposit (or so you’d think!) Explain to me why I received a letter after I moved out telling me, not only would they be keeping all my deposits, they’d be CHARGING me a total of over $1300 for damage that was very clearly not existent. (See picture of bill. You will notice some pro rated rent charges for January. That’s because my lease went through Jan. 2. Obviously I would have no issue with paying that!) They threatened to send me to collections too! Nevermind the fact I have evidence the caroets have never been been changed since the apartment was built 13 years ago, and my apartment was due for a renovation!!! Don’t worry, I’m still fighting this and have made it clear I have no intentions to pay any of this. It’s really a shame because for the 2.5 years I lived there it was the best rental experience I’ve ever had. But I’ve never had a landlord try to so blatantly rip me off like this. Be careful if you live here. Update: these issues have been resolved with the management."
"Moved here 2 years ago, initially it was an awesome place to live. The last year has been shaky. New owners, the landscape isn’t as nice as previous. Where once was flowers outside my door is now a mud pit that’s been there a year. No maintenance to that area at all anymore. The maintenance department is great, quick responses to issues. The apartments build is awful as to sound. Every step up the stairs is heard in my bedroom being the stairs are connected to bedrooms. The process to move is seems like it’s easier to get in now. Sometimes I can’t distinguish this area from North Tulsa with some of the behaviors of tenants on the weekends are the worst. Convenient to hwy access and Tulsa Hill shopping. Increases are understandable but the complex could use some upgrades… like adding a care car center maybe in the back area, more luxury apartments are now offering this."
"I cannot sing their praise enough!!! Julie is one of the most amazing people that I've met. She is so kind and compassionate. They don't make them like her anymore! Connie is amazing as well. Always makes sure I am taken care. Any time I go in the office, I feel like I am at home. Maintenance requests are taken care of the same day. It is nice that I don't have to worry about things at my apartment. They are a true blessing!"
