"My experience has been awful. My manager quit the week after I moved in and it has been horrible ever since. The home was infested when I moved in. Numerous large issues were reported but never addressed. They are charging me an outrageous amount for rent and maintenance fees. Mold throughout house that has been an issue they have been putting off for months. Structural issues. Now im moving and the fees to fix this rundown house are my responsibility. Mind you I have reported every issue. Dont rent from these people."
"Told about maintenence fees only after paying my deposit for the lease, resulting in higher than advertised rent... Even though doesn't seem like they maintain their properties, so what is the fee even for? Read on for details... I reported my back door falling off twice (once it fell on one of my dogs) and someone came to hang it up like I had, but didn't really fix it to properly attach it. Was also told my cabinets would be re-finished before I moved in. Lower cabinets were definitely not. I had to tell them, they sent someone who stained them, but didn't come back to seal them. They left the lock box on the house for over a month. The stain rubbed off on my clothes, my son, my dogs, and no one came back to seal them properly. I reported my glass shower doors were loose on the track. Seemed like a hazard with a child in the house. One day the glass door actually fell off the track while I was running the shower, puncturing a metal can of shaving cream which exploded in my tub. Luckily no one was in the tub at that time seeing that the door punctured the metal can, and luckily the shower door didn't shatter, and I hung it back up myself. There are holes in the outside siding of the house, the front porch light does not work even though I've changed the bulb myself. The basement toilet didn't even work when I moved in, it flooded. The hot water didn't even work when I moved in. I reported that my bathtub faucet still doesn't work, I have to continue to turn it hotter and hotter while showering to keep the water warm, until it's all the way on the hottest setting, then it "runs out" before I am through. I have gotten letters from their 90-day inspection because I had to take out my bathroom wastebasket trash and sweep my floors, wash off my son's washable bath tub play soap from him playing in the tub, or I would be evicted. I got another letter recently that I need to trim/weedwhack the weeds in my backyard better and be re-inspected by them. Yes, there are some, but I am a disabled single mother teacher who works full time and does my own lawn work. I've in and out of the hospital/treatments this summer. I ALWAYS pay my rent on time, never had such harassment and disregard for requests by a professional rental company, especially for such a high rental fee on a home ($1300/month). The neighborhood is OK, my neighbors have been understanding for the most part/helpful but I would NEVER recommend renting from Simply Homes. I've owned my own home and rented homes, and this has felt like they ONLY care about the money, are invasive, and borderline harassing."
"When I first moved into my Simply Home property, I had amazing service with the scheduler, property manager, receptionist and many of the staff. I absolutely loved it. After a few months of me moving in there was a discrepancy on my account and the staff were awesome. They straightened it out and were very helpful. My property manager changed without me knowing and no one updated me. Being that I understand things happen, I didn't charge it directly to anyone's neglect. Then my property manager was changed again, without me being updated. The first 10 months of living in the home were great. I had excellent communication, timely call backs including responses to emails. Then things started to go down hill. My property manager did assist me when I changed jobs and my pay dates changed of allowing me to make payment arrangements with me paying late fees. Maintenance was horrible. I called and sent in requests by email, which were not attended to. I had a maintenance request that I submitted in June of 2016 and it was not completed even upon me moving out. They, however, still charged me a maintenance fee every month, which was ridiculous. I had to contact them in regards to my final move out balance since I hadn't received any letter concerning fees and I had to email for that. I had given my property manager a forwarding address and I haven't received anything. The fees for moveout were outrageous and I have never in my life seen so many overcharged expenses. My moveout expenses were over $1000.00. There's absolutely no way. I liked the house I lived in but I was told that it was overpriced for what they were asking for rent. I think these people are absolute crooks."
"First off, let it be known, you can't post without giving at least one star, otherwise I'd give ZERO STARS! At first when we moved in, we had excellent service on the phone and e-mails. Then after 6 months, can't get anyone to call us back or answer e-mails. It take a MONTH AND A HALF to get any maintenance work done. Fence was barely hanging on, took two or three calls and that doesn't include e-mails. Was worried that with the right gust of wind the fence would blow down on top of the kids that play next door. Hail knocked out one of our windows to our sun room back in May, WE JUST GOT THAT REPLACED! When we first moved in and had an issue with a leak or anything, the next day if not the same day, someone was out here to fix it. Didn't matter what it was. Then they tack on the "$25 monthly maintenance fee" and their service goes to crap. I will never rent from them again!"
"Can honestly say renting a house from these people is a nightmare. Good luck having anyone pick up your phone calls when you call them. They never reply to emails. I had well over 5 major things wrong with my house right off the bat. They started charging me a 25 dollar maintenance fee a month which I asked what it was for and they said cleaning the AC, gutters, and other random things. Guess what hasn't been done a single time yet, yup all those things they said they where going to do. On top of that they tried increasing my rent 150 dollars if I renewed my lease even thought the lease said I could renew 3 consecutive years at the same rate. Anytime I needed to do any paperwork I literally had to drive to their office because anything I sent by email or fax would magically get lost. I decided I didn't want to have to deal with them anymore and am moving out. Oh and btw the Amanda O'neil 5 star post on this page is from an employee from them. She showed me the two houses we looked at from this company. Obviously Simply Homes is a company with no integrity whatsoever."
