"Luxury apartment is a stretch, more the average rental unit, I would definitely schedule a tour to get a personal impression. Units are a bit old but maintenance is quick and almost always available. Traffic noise is minimal despite being right next to Arapahoe, and the units are larger than Boulder average for the same rental price. There is a trash pick up service which is a bit annoying because it is an extra 25$/month you can't opt out of."

"Location is the only pro. Rent price is too expensive for what it is. Plus they charge you for valet trash even if you don’t use the service, and a mystery sewer fee that changes every month and is never less than $50. Half of the electrical outlets push your plugs out. The dishwasher doesn’t drain the water after finishing, it leaves a pool of water inside. Same with the shower if you use it for to long, drain pipes need urgent cleaning. Air conditioner works in some parts of the apartment, and vents are painted shut so you can’t open or close them. This becomes more noticeable during the winter season, when it is necessary to have a decent a/c system. The gym has never had a working treadmill or any other equipment that uses a computer. Management does not care about you. They made me move to another apartment for two weeks, because they wanted to build a new set of stairs that nobody asked for, and gave me less than 24hours to move everything from one apartment to another and then move back in less than 16hours. Save your money, there are way better choices."

"I’ve lived here a little over a year and they’ve made many great improvements and keep up with maintenance. Everyone who works here and the repair guys are always super nice and helpful. Way cozier/homey feeling than other boulder apartments."

"Updating my original review since the situation has deteriorated. Property was sold to Watertown in 2022. Current management of the property is dismal. There is no attempt at ice mitigation on the walkways through salting, trash hasn't been collected from the dumpsters in weeks, stairwells of the buildings are falling apart (management's solution to which has simply been to brace them with 4x4 posts for an undetermined amount of time), the hot tub was drained during the winter and the pool is barely heated to body temperature, one of the fireplaces in the pool area continues to be broken for years and the management office has lied to the postal workers about broken parcel delivery boxes. The resident services are just as bad. We've received legally threatening paper notices for being just 2 days late on rent, the reasoning for which is that the only payment method accepted is a cumbersome certified check. The resident portal is also only open for 2 days each month, in which that is the only time you can view and download your lease. I've lived in many apartment complexes over the years, but I've never seen one managed with such a lack of competency and disregard for its residents. Rent was raised by 10% immediately after they bought the property but I've yet to see one improvement that legitimately benefits the community or the complex."
