"!!!!!DO NOT RENT HERE!!!!!! Despite the reviews I decided to move here and it was the worst experience of my life. The original lease I had intended to sign for a price of 1,100 a month fell through last second. Kelsey Duran informed me she had another room for a slightly more expensive price. I was told 1275 a month. However each month the rent would come by as 1420. Along with this I was never actually provided the original lease, my name wasn’t on the proper lease transfer form for the correct room and roomate account through their payment website. When I finally asked for the ORIGINAL lease 6 months after I’ve been living there, they send it over only for me to find out they were charging me 50$ a month for parking when the lease said it was FREE. The final straw for me was when a bunch of pipes bursted on the basement floors and NOTHING was done for 2 straight weeks leading to water damage and the smell of mildew. When I contacted them about this they told me these repairs were “already done.” Do not rent here unless you want months of trouble !!!"

"I thought most of the reviewers must be exaggerating, so I decided to move here. What a catastrophic error. I signed a lease for an amount. When my first rent was due, I noticed a way higher amount. When I came to ask the property manager, Kelsey Duran, why this amount was showing, she answered with sarcasm that those are market prices and that my contract binded me to that. I asked her how and when she ran out of reasons she started insulting me and screaming, what a disgusting, sad person with zero knowledge of law and professionalism. I had to consult with a lawyer, and of course, since they were completely wrong, I was going to win if I sued them, so after months of fighting, they accepted their error. BE CAREFUL THESE PEOPLE ARE PREDATORS AND THEY WILL TRY TO GET EVERY CENT OUT OF YOU POSSIBLE."

"Avoid!!! I don’t know what the people are on who rate this place highly. The good reviews must be four star realty’s doing. That became clear when the property managers were praised, especially Kelsey. The amount of incompetence and manipulation in the Buffalo Canyon office could send you in an insane asylum. Good luck getting a security deposit back, subleasing, having any maintenance done, etc. Avoid this hell and the cronies that run the place. I wish i looked more carefully at the reviews of this place. PLEASE heed this warning! ⚠️"

"PLEASE LIVE SOMEWHERE ELSE! I lived there a year. Things constantly needed maintenance, but were never fixed. However, I was still charged for maintenance so how. Don’t expect to get your security deposit back. The property managers were sooo unhelpful, rude, and incompetent. Especially, Kelsey. Not sure how Kelsey can sleep at night, but do yourself a favor and avoid her at ALL COST. It takes a special kind of evil to rob poor college students. The cherry on top was when my catalytic converter was stolen in the parking lot. Or when Buffalo canyon towed my car even though i had a parking permit. Or when it took me 6 month to get a fraction of my security deposit back (courtesy of Kelsey’s mind numbing incompetence). I could go on and on about the issues that ensued during my time at buffalo canyon."

"I live there for two years. Please do yourself a favor and pass on this place. Also, all four star properties. Over priced. My car was vandalized. My car was towed even when i had a parking permit. My AC didn't work, My heater did not work. My dish washer was terrible. My dyer had issues. Nothing I said that needed fixing ever got fixed. However, they always made sure to charge me for maintenance. The final blow was a 6 month battle to get my security deposit back. In the end, I received less than half. During that six month battle, the properties managers messed up every single step of the process. This is not an exaggeration. In summary, these people are crooks. I REPEAT avoid this place at all cost. Move outside of Boulder if you can!"
