"We lived for 3 very discussing years at Village of Grant Square. Before moving in we were told by Tab management that the living room carpet would be replaced. It was not. Soon after moving in and several times vacuuming, stains started popping up. When I talked to management they admitted that carpet was not replaced and previous tenant had lived there 7 years. When Lund bought the property I told them about the carpet and various other problems with the apartment that had not been resolved. I asked several times to move to a renovated unit but only got smiling promises. In the end we finally moved out to a decent apartment and within 30 days received a $1000.00 bill for the replacement of the carpet. I emailed both the apartment and Lund property managers voicing my discuss with the bill. Never got a response and bill was turned over to collections. We paid our rent on time every month for 3 years which was more than these old, discussing, poor quality apartments are worth. Moving is expensive and once you’re in it’s hard to get out. BUYER BE WARNED PS. I left this apartment cleaner than it was when we moved in. The only reason I didn’t clean the carpet is because I assumed they would replace it. If I had cleaned it new tenants would still be suffering with it."
"The apartment community is located in a quiet and diverse neighborhood. It is close to the interstate, schools and shopping. The leasing team is personable and professional, and very attentive to the needs and concerns of their residents. The maintenance team works quickly and effectively when problems arise. Until moving to this community I had never lived alone, but I found "HOME" at The Village on Grant Square. When my current lease expires, I plan to renew and stay here."
"So I have to say that this is my first apartment that I’ve rent since I’ve moved out. Living on my own was terrifying. However, one of the things that has made it easier has been the incredible management and support staff that I’ve spoken and dealt with since I start living here almost two years ago. The management cares and they know their tenants. They also work with you and do their very best to accommodate needs if you work with them, especially in these trying times. I realize there are some negative reviews but I can say that under the current management, I’ve had very little issues and I’ve always been taken care of. If you are needing a place that’s affordable, pet friendly and awesome management, there are very few places you could do better than Village at Grant Square. Edit: Since new management has taken over, I am incredibly disappointed in how the new management has handled situations regarding my stay here. Feels hard to get communication with someone in the office over phone and the offering of Flex (a service that allows for rent to be paid in 2 separate installments) and then mishandling my inquires regarding a situation where it appears they didn’t pull utilities, causing me to receive late fees. When I asked about it, I was told it was standard policy and given an eviction notice. Due to this situation, I can no longer recommend this as a good place to live."
"Been trying to get the plumbing fixed for months! They sent someone weeks ago that destroyed the bathtub that caused severe damage to the ceiling in the apartment directly under us! We have to shower at the YMCA or scoop the water out of the tub with a bowl!! Management won't renew our lease now even though we're long term tenants. (5+ years) This has to be retaliation for our complaints."
"The apartment is not worth the amount of money you pay when compared to other apartments around Omaha. The apartment themselves are nice especially the renovated ones but the location is very questionable so expect to have the police over at least once a week but id say more. In my one and only year living here I witnessed all of the following. I saw a kicked in door from tenants involved in some sort of infidelity and having the bf or lover find out, cops called for child endangerment, a car moving up and down from the view of my living room, constant loud neighbors fighting about wanting to break up, local security alarms going off from nearby businesses late at night, constant weed/smoke smell, and the funny part about my last day at my apartment was that after me and my roommate got done moving out of our apartment we celebrated the move by eating ice cream in the parking lot and got a final goodbye from village at grant square in the form of a fight between a male and a female. I’m not sure what they were fighting about but they were in boxing stances and were clearly mad at each other. The female got some good hits in but of course the male couldn’t really fight back. I do have to give a shout-out to the maintenance guys though because I would see them everyday and they were really nice. They did a good job anytime we would ask them to fix something but only because we wouldn’t ask the front office but instead asked them directly as their garage was near our apartment so they would just come right up instead of waiting weeks like other reviewers would have to since they wouldn’t see them on a regular basis like I did. We did have a roof leak that took about 2 months to fix but that was work that was contracted to do outside of their job so I can’t really blame them for not repairing the roof in a timely manner. The front office will act nice the first month you’re there but once you sign your lease you’re no longer a priority. Listen to the reviews on this place and stay away! There’s a reason it has a 2 star review average! I’m so glad I no longer live here and am enjoying my new apartment away from here!"
