"Do not rent here. They never fix anything. Dog owners don’t pick up after their dogs. And dumb enough they expect you to remove snow from sidewalks, and other community areas."
"This is not a safe place to call a home. Over the last couple years its been nothing but issues. While many of the issues have been brought to attention of management nothing of substance has been done to control or eliminate numerous concerns , many being safety concerns . Being that a majority of the residents who are living here have children also this is very very concerning and sad. The amount of drug use and criminal activities going on openly . Finding drug paraphernalia and syringes out in common area where children would be playing. There are a significant amount of adults who live in the complex both legally and illegally who consistently demonstrate poor conduct that would be grounds for eviction at many rental properties . The conduct is just swept under the rug even though it could potentially lead to major issues for the safety of the other residents. The maintence there is a joke. It is supposed to be have secure locked entry to all the buildings however on countless occasions the locks on the buildings have been damaged and broken by people living within the complex attempting to force entry into units they do not even live in. There are children of residents running the streets within at all hours unsupervised. Many of them also behaving inappropriately. There is almost always beer and liquor bottles as well as trash laying all over the grounds. While I know for a fact that these issues have been brought to the attention of the property managers with little or no action taken. It has now gotten out of hand. My mother was assaulted a few night ago by a adult male in the complex when she was simply walking her trash to the dumpsters at night. A adult male came up behind her and hit her on the side of the head with a glass bottle and then ran off. She had a gash on the side of her head she was bleeding from. When I talked to her asking if she made a police report and contacted the property manager about what happened she said no because she felt it would be useless because she feels the property manager wouldn't care . At least not enough to actually do something to deal with the issue since it has been clearly shown that they do not care enough about the countless other issues within the complex they do have knowledge of to do anything significant or useful to correct all the other countless issues . It is really sad that she felt that she couldn't come forward about what happened to her because it wouldn't change anything. It would be ignored and swept under the rug just like everything else that goes on there. That is not right at all. That is not at all acceptable. Other residents I've talked to are also in the process of either moving out or trying to find a new place to live due to this sort of environment within the complex. People dont feel safe and comfortable living here. That is a problem . You should want to protect and help residents who are living there not participating in some of the poor behavior . Not just blow off the problems and force them to seek new housing because they are defeated with the lack of order and action taken by the management to make this a safe place for a family to call home. Obviously things need to be brought to attention to a higher authority since doing what is typically expected such as contacting the property manager doesn't accomplish much of anything. THIS IS NOT OKAY AT ALL! ENOUGH IS ENOUGH!"
"DO NOT LIVE HERE. We lived here three years and hated every minute of it. Never late on rent and we're ideal tenants. We moved out and had our apartment professionally cleaned and shampooed on top of scrubbing for hours and it was literally wasting time and money that we paid for professional cleaners. They stole our $500 deposit and refused to give it back and then sent us a bill for $700 for cleaning fees and "maintenance" unbelievable. Don't live here."
"I've lived here for two years now. Let's start things off with this: If you like having a property manager here don't live here. Call any time of day and get the answering machine. Nobody returns your call, we had a maintenance problem where our bathroom drawer broke from OPENING it, took them three weeks to get around to fixing it and then a few days later we received a bill for what they fixed. (Which isn't listed in the lease) you have to share the washer/dryers with every one in your building and they're ANCIENT. Not even worth the $1 wash and $2 dry. I take ours to the laundromat because it's a better deal and they aren't from 1980. Kids run rampant through the streets at all hours of the day/into the night. Walls are thin as hell so you can hear everything your neighbors do all day. The "parking" is totally out of control, you have a drive way space and a space in front of the building only nobody follows this rule and there's only three parking spots available in front for 6 different units. You do the math. It's infuriating. All in all, not a great place. Would not live here again. Only thing good about it is the price."
"First off, I wish I could rate this place the worst places I've lived! When you have a maintenance issue they never get back to you. They also manage your heat, since it's included in the rent and our home was ALWAYS freezing. Several times the hot water would go out for hours. No one ever answers your phone calls and anytime I tried going in to talk to the manager, she was never in her "office". You share washers and dryers with other units and they never work, the handle on one of the dryers was broken off by another tenant and never fixed, which left only 1. Lazy neighbors DUMP their trash in the laundry room, instead of walking the 20 ft. to the dumpster, which makes the hallways stink and eventually lingers into your home. What REALLY gets me is that our apartment was CLEAN when we moved out, I mean SPOTLESS, and they took, or should I say stole, all of our $500.00 dollar deposit, and then had the nerve to send us a letter saying that we owe them another $312.00! Great way of screwing people over! And they expect you to pay it within ten days or they'll send it to a collection agency. Yeah, just what I need, someone calling me all day asking me for money I SHOULDN'T BE PAYING! Seriously, $160.00 to re-paint, $192.00 for carpet cleaning, $110.00 for a door. Do yourself a favor and DON'T move into any of the Sand Companies Properties, you WILL regret it and say goodbye to your deposit. HORRIBLE HORRIBLE "company"!"
