Valley Park Apartments

"* the only reason this is getting two stars is because I got my full security deposit back * I moved to grand forks and due to personal circumstances I had to move into this apartment without seeing it before hand. There were many things wrong with this place so I will go section by section. Common area hallways When you walk into the building, people leave their trash in the hallways. As you walk up the stairs, the hallway smells of dog feces and old food. It is also super dirty and looks as if it’s never been cleaned. You will also see roaches crawling out of the floor or any cracks in the walls (roaches aren’t even native to ND). I have attached pictures of what the hallway staircase of the apartment looked like. Common area laundry room/mail room I lived at valley park from May to November 2023 and in that time the washers in the common area worked for maybe a month total. Over the first weekend of September, one of the washers backed up & had sewage spewing out of it. The common areas began to smell horribly. It gave me a headache and was almost unbearable. The sewage sat inside of the washer and had sprayed onto the floor, walls and mailboxes. I left for the long weekend hoping to come back and the problem would be fixed as I called management. But the sewage sat for a month before it was drained. I have attached pictures. Oh, and people smoke in there and leave their cigarette butts all over the floor. The actual apartment Thankfully most smells didn’t seep through the door of my apartment, but obviously the roaches did. The cabinets are made of this weird wood material that you can’t clean as it will flake off. All of the door frames have chunks taken out of them which isn’t a huge deal but because of everything else wrong with this place I decided to mention it. The noise is really bad as well. Almost every single night from about 11pm to 3 or 4am, someone will play their electric guitar or play loud music. People leave the security door at the front of the apartment open so many homeless people would come in and knock on my door which scared me. I have attached pictures of the door frame. Overall, I would not recommend this place. The photos on the website do not match with what the apartment actually is and the cheap price is not worth it. If you move here, make sure you check all of your things before you pack them so the roaches don’t follow you."

"They don't answer the phone. Homeless people sleep in a dirty building. When I file a complaint, no one ever responds. I asked them to fix a lamp, and it hasn't been fixed yet. It's been 3 weeks...I was also followed by a stranger, even in a building, and this is not safe at all"

"The apartment was very dirty, the kitchen cabinets had food crumbs in them and the bottom cabinets were filled with dead and alive roaches so we're the very top shelf's. It looked like it was wiped down with a dirty rag. The carpet has brown stains on it doesn't look sanitary. Every room with heater has roaches coming out of it in quantity. I had to buy totes to keep all my clothes in it with my covers, pillows and all because that's just disgusting."

"For the first time in my life I am moving to my own apartment. As many people know, this can be a very stressful milestone in any person's life. After getting my application approved with Valley Park, my stress was quickly relieved. I spoke with someone named Gina, and she was on multiple occasions EXTREMELY helpful and I am grateful."
