"*WARNING* I contacted TRACY LYNN BLACKMON a realtor for this management company on a Thursday. She seemed nice enough just needing a copy of my DL to view the rental property. She advised to fill out an application online. When I experienced error messages with the application, I requested other options. Her suggestion was to use a computer, I was. I advised her that the property was not clean, there were roaches. It needed painting and some other repairs missing tiles debris on the floor. She stated that the owner was not going to do any upgrades. I replied not expecting any her response was that there's lots of interests in the property and to apply online. I did & $83 later that was it. No further communication this all transpired by Sunday. I chose a realty company so to avoid the scams online and IA found that Tracy Lynn Blackmon is just as deceptive. Her message states if you don't hear from her it's not available."

"I have had the pleasure of having Steve and his team manage a property of mine in Phoenix and also help find a friend of mine a property to rent. First class organization, very professional and industry best! Kept my rental property occupied 100% of the time for a great rental rate and the condition of the property was very well maintained with very little needed from me. "DO NOT RENT WITH BLACKHAWK!! Upon move-in, there was no walk-through with our agent Tracy Blackmon. The house was not cleaned thoroughly and nail holes throughout the whole house walls left not patched up and other issues that I can go on about. Tracy primarily communicates only via text and barely responds in a timely manner even over email. I am writing this review because there was a recent change in property management companies and my husband and I were never notified by Blackhawk that the owner was switching companies. The new property management company contacted me on March 1st to introduce himself and asked if Blackhawk contacted us and I told him "No"! I'm not surprised we were not contacted because this property management company lack of communication and consideration is a JOKE! No wonder the owner switched. On top of it, I have to email Blackhawk and let them know we are receiving the notifications to pay rent and the late fees are being added on. They responded saying we should have paid rent through them and not the new company. Geez, you would think it would have been NICE to be notified of that beforehand, but it takes myself to do the work around to get any answers!! I swear, if I get screwed in the end somehow when our lease is up I will get an attorney and fight them. These people cannot be trusted!!!! Please reconsider before you rent with Blackhawk. In addition, there is no actual office for this company. Everything is done by UPS Dropbox off Tatum Blvd. in Desert Ridge. Kind of sketchy - especially when a lot of money is involved. Good luck in your search!"

"The team at Blackhawk property management are amazing. I live out of state and needed a group to manage my rental property. After escaping a bad situation I found this wonderful company. They took care of everything, the are so attentive to any requests and when I decided to sell my property they were nothing short of stellar at helping me tie up all the loose ends. I don't think there is a better team in the valley to help manage a rental property."

"They are fine while you are a renter. But when you move out they are a nightmare. Tried to charge mewell above and beyond what they are supposed to. Gave me the bill for them getting it move in ready beyond my legal responsibilities. I was charged several hundred dollars to replace some light bulbs, over 50 to replace a electrical cover that was already broken when I moved in, over $200 replace the preexisting undamaged blinds in the kitchen just so they match the rest of the house. Over $600 to paint the interior when there was no damages to any of the walls. All in all almost $2000 worth of items and no damages to anything inside or outside the house. I lived in the house for 3 years, never late on rent, and always notified them of potential issues with the house so it comes as a complete shock when the bill arrived from them. I am hoping all of this is simply a mistake that they will be correcting. Like I said, they were fine while I was a renter."
