Park Terrace Apartments 1011 East Orange Street, Tempe, AZ 85281

"I moved in on the 24th of Jan. 2024 with my roommate. We signed the original lease that had certain provisions attached. We paid a prorated amount and deposit in the form of a money order upon receiving keys. Then, they had us sign a second lease without the provisions and had us sign an addendum as well. Shortly after, they switched apps from the janky one they were using to a more user-friendly version. The two previous leases got lost in the transition somehow, and they are trying to get me to sign a 3rd lease now after living there for almost a month now without the prorate or deposit accounted for and the correct amount owed, nor the addendum that I have a picture of the original my roomate and I both signed. Why would I sign a 3rd lease when the money owed is not correct? I'm not going to be legally on the hook for something already paid. I've called for some clarification and transparency as to why we can't get on the same page as well as get this lease squared away. No one has gotten back to me despite multiple phone calls and messages left detailing the issues of money received not being reflected accurately on the app as well as multiple items that did or do not work still in the apartment. Rather, all I get is a digital lease to sign for the 3rd time without any communication as to my concerns despite consistently calling them. I can't believe anyone can do business this way...please call me back Park Terrace Leasing Department so we can get these issues resolved."

"AVOID AT ALL COSTS!! Upon move-in this place was a curse. I even when we were getting shown around by the person running the place, things were wrong. They didn’t bother to fix or clean anything before we moved in. On top of that, it was infested with roaches. They were crawling towards me and my ex as we sat on the floor and ate pizza our first night. Not to mention, the oven was broken upon move in, they change the keys on the mailbox without notifying us, there’s been multiple instances of us stepping on glass even though we never broke anything glass in that place, the ac blew HOT AIR before they tried to fix it, four or five times after they tried to fix the AC it still wasn’t working, and every time maintenance tried to fix something they would always forget to put something back or leave screws on the ground for anyone to step on. The icing on the cake was that me and my partner spent all day cleaning before moving out to make sure we would get a little bit of that deposit back and they ended up charging us MORE for cleaning fees even though the place was SPOTLESS. Never rent from these dirty rat scum. All photos are from the apartment either after move in or after maintenance “fixed” something."

"The worst apartment I've ever lived I'm. They keep changing their name and management to skirt around the serious issues they have. There were thousands of roaches living in the walls, we got bed bugs from the neighbors and a few of our neighbors dealt with mold for months. Management was a joke. They may have slapped some paint on but that won't solve the issues. Do not move here."

All things considered, Park Terrace offers a great location, attractively designed apartments, and a professional staff. Choosing to live here has been a good experience."

"Do not rent. Me and my husband moved in so I could be closer to school. As soon as we moved in, we found that the place was INFESTED with roaches. Multiple things were wrong, one of them even being pointed out by the person letting us in. My husband stepped on glass moving our first box in, and it looked clean but there was rotting food underneath the oven and fridge from the previous owners. They changed the locks on the mailbox without informing us and so much more. They also won’t give any paperwork for our roommate to potentially be added to the lease, after asking multiple times. Moving out as soon as we can."
