"NASTY, COCKROACH INFESTED, GROSS! I'm ashamed to say I put up with the filthy slum for so long. I spent two years steaming the nasty floors, there are two dirty washers and dryers for forty tenants, the mgmt lies to your face, gossips about your personal business, and is incompetent as hell. They'll make you pay for their ineptitude and ignore your concerns. They found a way to keep my deposit. You would be better off living in the streets because at least you have a choice to move on without having to pay a penny to live in this horrible slum. Here, have a look at some photos of the roaches in the apt. I would find them everywhere, every damn day, in the fridge, in the stove, on the walls. Pretty sickening."

"Extremely communicative and organized. They processed my application super quick. But then they wanted a $150 NR holding fee on an apartment unseen to "take it off the market" for what literally would be a couple of days. This was not mentioned anywhere on the listing. When I asked about the possibility of waiving that since I was prepared to sign the lease and provide a security deposit that day, Angie responded with a veiled threat to give it to the next person in line even though she had already processed my application. It seemed rather unscrupulous and I was really put off, especially considering it doesn't go toward the security deposit like with most places. Once I read all the reviews on their various properties about how they don't work with tenants, are dismissive of maintenance requests, etc., I knew it was a red flag and bullet dodged. AZ doesn't have a lot of renter protections and this company seems to be well aware of that, and ready to take advantage. UDPATE: They refunded my application fee without me asking, and updated their listings to clearly reflect all of the fees they charge upon move in. But no, saying "We've got other people interested in the apartment. The only way you guarantee it's yours is to pay the fee ... so, are you really asking us to waive it?" is a threat."

"Currently living at a Grindstone property (wilmot ) and this management company is super unresponsive and dismissive of tenant concerns and requests. Never responds or acknowledges maintenance requests or questions. Currently experiencing increased bugs and rodent management doesn’t seem to take it very seriously at all, has offered very little in the way of resolution or improvement to make the complex cleaner in the future. Would not recommend leasing from Grindstone Property Management."
