Las Villas Apartments 3424 East 2nd Street, Tucson, AZ 85716

"I have lived at Las Villas with my husband for 5 years now and we absolutely love it here. Previous reviewers describe the property manager in very negative ways, however Jac’Que is by far the best thing about this complex and she is the reason we have stayed as long as we have. Any reviews describing her in such rude terms as “lonely and pathetic” are from tenants who can’t handle being confronted about their own actions by her. If you are honest and upfront with her and if you follow the rules agreed upon in your lease then you will have absolutely no issues with her. She is fair and always there for her tenants, no matter the hour. We have had issues with our water several times over the last few years and it doesn’t matter if it’s the middle of the day or the middle of the night, if we call, she is there. If there are strange people walking around the neighborhood she is alert and ready to deal with them to keep everybody, including our cars and packages, safe. In order to make sure everybody has their parking spot when they need it, Las Villas does have cars towed if they are parked in a spot and aren’t listed on the lease for that spot. Jac’Que does go around looking for the person in the spot before towing, but ultimately if you don’t remind your guest to park on the street, then towing may occur. This happened to a guest of mine once because I forgot to tell her to park on the street. It sucks, but it’s an avoidable outcome. All this to say, we love it here and think that if Jac’Que weren’t here the quality of our experience as well as the safety of the neighborhood would surely suffer. Don’t listen to negative reviews clearly written in a fit of rage all because they can’t handle being confronted over their own choices and actions."

"I’ve lived here for 5 years and never had any problems with my apartment or the maintenance and management. Ja’que has been easy to work with since I first moved there. If I ever needed anything fixed or replaced it was always done the same day. I had my refrigerator replaced and ac fixed on multiple occasions all in a timely manner. Maintenance is always friendly as well, I get along with all the guys and always get a nice greeting from Randal the pool guy. I’ve read some of the other reviews on here and seen a lot of negative things about the property manager, Ja’que. I have had nothing but good things to say about her particularly for the past 5 years. Here’s what it boils down to… if you violate your lease, use drugs, steal other peoples things or parking places, leave a mess around the property, Ja’que will let you know and deal with it. I guarantee every one star comment here is from someone violating some portion of their lease and getting upset when Ja’que confronts them about it. I appreciate Ja’que and her involvement in the property because she has made living there rather nice. I never had to deal with other people being too loud, sketchy non-tenants, or even sketchy tenants. If something was wrong it was fixed right away. If you are a good tenant that doesn’t break lease terms this is the place for you. If you are the kind of person that doesn’t read a lease and proceed to do whatever you want and get upset when someone holds you accountable… this isn’t the place for you."

"I have lived here at Las villas going on five years now and I love it here never had a problem, it’s quite and I feel comfortable here, I made some really nice friends, our landlord she is really nice n makes rounds at night that makes me feel more comfortable, and for tenants who say otherwise is because they don’t obey the rules ,the rules when you sign the lease, when something is wrong in my apartment it’s fixed right away, as with any apartment complex things go wrong, she always makes me feel at home here and with the new renovations wow really nice here."

"We have lived at Las Villas for more than 10 years, going through three property managers in that time. Prior to Jac'Que taking over as property manager there were a number of problems, however she quickly resolved them and improved a number of features (pool area, laundry area, responsiveness of maintenance, etc.). She is the reason we have stayed with Las Villas for so long, she has been professional, attentive, and competent during the entire time she has worked here. When we have had any maintenance issues Jac'Que has responded to our texts quickly and made sure that maintenance personal would be onsite to fix the problems within the day or worked to resolve issues herself immediately. Las Villas is a couple of blocks from a major roadway, which is convenient but does mean homeless people sometimes pass by the the property. Jac'Que actively makes sure that people who aren't guests leave when asked, making the complex much safer. Las Villas has clearly-defined and common sense rules for behavior of tenants and their guests, including parking, to make sure life is safe and pleasant for everyone. Following these rules isn't difficult (most are common courtesy), and all tenants do agree to them as part of their lease. We have never really had any problems with these rules, nor have our neighbors. We continue to enjoy our time at Las Villas and we recommend anyone looking for a convenient, pleasant and well-managed place in Tucson to check it out!"

"These apartments don't deserve a rating have put in several work orders and nothing gets done. I think it only gets done when you move out so feel lucky for the next tenant have a refrigerator that has a work order since moved in, and now have a hole in ceiling from top apartments water damage. And also air filters don't get replaced so if you have respiratorial issues this is not the place for you think twice wish I would have. Not renewing lease. Major other issues but will do a new review when find new place, at least with better management."
