"The apartments I saw were nice and clean, but they allow renters to smoke INSIDE the apartments, and for that reason, every apartment we toured smelled so heavily of smoke that it was difficult to be in there for even a few moments. I can’t imagine living there long term. You would think that after having several buildings catch fire as a result of improperly discarded cigarettes (publicly verifiable information), they’d have changed their policy given the massive liability. Unfortunately I value my long-term health and possessions too much to move here. Though they were very cute and clean otherwise."

"This is a review for Raintree Apartment complex in Wichita KS at Central and Ridge. It is in between the Silver Springs complex and Newport complex and I believe all 3 are owned by the same company. I lived at Raintree for about 3 years. YOU WILL NOT GET YOUR SECURITY DEPOSIT BACK. I paid my rent on time every month in full and am a perfect tenant and they still found several made up reasons to keep my full security deposit when I moved out. They allow smoking in any of the apartments and for the last 6 months I lived there one of the people in the other apartment in my building smoked and the smell came through the entire building a made all of my stuff smell like smoke. In the almost 3 years I lived there, 5 different buildings caught on fire due to tenants putting out cigarettes in plants on their balconies or things like that. Insane. 5 fires. Why they continue to allow smoking in the apartments I have no idea. When I moved out I bought new drip pans for the stove as stated in the lease and they still charged me $20 saying I didn't change the drip pans and they were shiny and brand new. The office said nothing when I contacted them about it. Can't believe they stole that money from me when I did everything right. Felt very disrespected. Trying to find an apartment that isn't beyond crazy expensive or an absolute trashed slum is very difficult in the current state of the economy, the entire apartment system is a mess and a scam, but I would go anywhere besides Raintree. Stay away."

"While this place is good for the under age 50, it is a challenge for older people. If you have any disability needing wheelchair or walker into apartment is very very difficult.I will say that maintenance Bill was always quick to be there for issues that came up often. He has great personality and with the apartments in need of constant upkeep, I am glad he was able to get things done quickly."

"I've enjoyed this apartment complex immensely. Staff is nice, grounds are kept very clean, and maintenance is very timely/helpful. The apartments are recarpeted prior to moving in and they are continually trying to update the units as people move in/out. The only complaint I have are that the windows/sliding doors are poorly insulated. I have had no reasons to feel unsafe and would recommend this complex as a nice, affordable option for college students as well as for young families."

"I got a nice apartment really quickly and had excellent help from the wonderful staff. They were so caring and helpful throughout all my time there. I wish we could have stayed longer. It was the best place to call our first home. Even with my deployment, they were able to work fast with me and my wife. I hope we can come back to live there again or have the chance to visit the staff at least. I loved every minute there! Thanks RainTree apartments and staff!"
