"Update, 2022 Theresa in the front office has made interacting with this place miserable. They're updating the unit beside me and I work from home. Cut the power and ruined an important conference call for me. There was no warning about the power cut. I called in later to explain that the fumes from the tub epoxy next door were overwhelming in my apartment and I could barely breathe or even think. When I called to ask for help, she told me to turn a fan on or open my windows. I pay $1500 for this place and I can't even use my office to work from home or exercise in the basement, and they won't offer assistance beyond "turn a fan on". When I tried to speak, Theresa spoke over me. When I finally said could you let me speak, she legitimately started mocking me. I've never had to tell an apartment employee, "please don't mock me." Unbelievably unprofessional. I dread any time I call the office and she answers. *********************************************** While there were a couple of hiccups with my move (aren't there always?), Kirkwood Bluffs has by far exceeded my expectations. I moved from out of state and needed a unit to be prepared prior to their standard timeline. On move-in day, I noticed that the windows and sliders on one side of the townhouse were dated and would thus increase my utility bill. I also noticed some problems with the fridge and a few other aesthetic issues. Many aesthetic issues I wanted to point out so that I wouldn't be charged at move out, but they replaced the windows, slider, refrigerator, and completed all aesthetic updates. I felt so appreciated and I love my new home. The maintenance team and office staff really seem to care about their residents' quality of life. The complex is absolutely beautiful and peaceful with all the trees, hills, and walking paths. I love seeing the wildlife and walking the nearby trails. To address a consensus of previous negative reviews--yes, there are a few spiders here and there, but the complex is literally in a park and the units are right up against the trees. Of course there are going to be a couple critters here and there! But it's nothing bad--I may see a spider here and there every month or so, which definitely isn't a big deal, especially given the beautiful view I have. Kirkwood Bluffs is a wonderful, peaceful place to call home, and I appreciate the care and pride the staff takes in the complex."
"These people are absolutely detached. They raise rent yearly while their properties deteriorate, sewage backs through showers, maintenance is basically a bandaid on a gunshot wound, good luck parking, if theres literally any kind of lawncare or maintenance being done in the neighborhood you better keep your girl inside cause these mfs straight whistling and staring. Its the mf north side out here i swear. They do however have tenant appreciation, we had some car troubles and they put a sticker on it for tow with no warning, no phone call or any sort. So now on a holiday weekend right when rent is due we get to pay $500 PLUS 4 days late fees to a tow company because of the holiday. These people don't care and will go out of their way to make you suffer while living here. $1700 in rent every month and we don't even get a courtesy phone call. Narcs OH AND THEY OFFER REWARDS FOR POSITIVE REVIEWS SO DONT TRUST THIS PAGE"
"Since move in I have had a very good experience. Property is pretty well maintained The two times I needed maintenance the response was quick and did a very good job ,left everything clean The location of this complex is like no other. On the bluffs with great views.And a quiet building ( at least mine is ). Office staff polite and efficient."
"Leaky HVAC. Maintenance always leaves behind dirty foot prints on floor as well as on toilet seat from standing on. Also electric meters were mixed up. I had noticed my electric bill was much more than usual.. I investigated by first asking for help from apartment management team. They scoffed at me at said that the meters are locked up and that they don’t handle that. I then had to contact Amerin to open a investigation . Amerin discovered that I had been paying someone else’s bill. Apartment management said it’s not there problem that meters got mixed up and we’re more mad that I had discovered this if anything."
"I’ve lived in some very questionable apartments over the years in college and after. Kirkwood Bluffs looked like an awesome opportunity for my wife and myself to move out of the city and remain within budget. Unfortunately we moved right when COVID first spiked, so we only had photos to refer to before signing our lease. We’ve powered through about 2 and a half years here, and typically I wouldn’t be one to leave a bad review about an apartment, but the culmination of progressing issues with maintenance, parking, AC, outrageous utility bills, parking, plumbing, parking, etc. to be met with a very rude call from Travis(?) to my wife today regarding our lease. Basically he informed us that we missed our 60 day window to give notice to not renew our lease, and had 24 hours to give a decision to renew or pay almost $1000 more than what we first signed our lease for for the last month we won’t even be here, then stated “well we close in 7 minutes” really rubbed me wrong. Every other lease renewal the last 2 and a half years we had notices sent to us MONTHS in advance. This time: nothing. It’s shady, and very much feels like a cash grab for people in tight situations financially to take advantage of them. Avoid this place. I’ve had maintenance come look at my shower because when the hot water is turned on, the entire place shakes violently. Shower handle falls off immediately. But after 30 seconds of them looking at it “it seems to be working fine”. Beyond disappointed at the predatory nature they conduct business. Disheartening for tenants that have been around for years and have a life change forcing them to move across the country with short notice. Also threatening us with 24 hours to make a decision when our lease isn’t up for 6 more days? Travis will ensure that we will never live in a Mills owned property, and at this point, makes us want to warn as many people possible about the true colors shown today. Very curious about how they train their employees to act like slumlords yet paint a picture of “upscale Kirkwood living”. Would love to discuss this with the owner, as he/she seems to be pretty responsive on reviews on here."
