"Was fine here until recently, now we have a group of tenants that blast music and revving their engines every night at 2AM. This place is starting to turn into some college party hang out or something and it's ridiculous."
"I lived in one of Wooten's apartments (Fremont Landing) for 5-6 years. It was affordable and in an area we liked, and the layout was nice, but the management had frequent turnover and maintenance was lacking. The people we would talk to with the office when we needed something addressed were often dismissive at best and actively rude, mean, or dishonest at worst. The company provides tenants a discount on one months rent for posting reviews on a certain # of review sites (you have to prove it and show them the review), which artificially inflates their rating. Who would feel comfortable posting a negative review and showing their landlord it, and nog be concerned about their lease renewal? Internet is included here, and it works well enough for streaming or gaming most of the time that we didn't run into many problems. It wasn't great but it was fine. We had a method for troubleshooting it when it gave us issues. One of the biggest positives of this complex is that the neighborhood around these apartments is friendly and nice, and there are tons of cool places nearby, no shortage of things to do or places to go. In my building, most of my neighbors were pretty nice or would keep to themselves, and there seems to be less disruptive neighbor noise than other apartments I or my friends have lived in. There's lots of nice sidewalks in the neighborhood to walk your dog if you have one, too. It is right near the highway. There was a few years ago, a sound-blocking wall put in, but the building is taller than the wall, so it doesn't make a big difference for the 2nd or 3rd floors. If you're really sensitive to traffic noises, you might not appreciate it, but I've not had any issues with it. It seems like just background white noise most of the time, and we can't hear it from the front bedroom - only really in rooms right by the windows that overlook it. The building is pretty old, so things do break. This wouldn't be a big deal if they weren't often without a maintenance worker/behind on maintenance. They rarely, if ever, changed the air filters and actually laughed at us when we suggested it. Some of the buildings do run into pest problems. We once had a mouse infestation in half of one of the buildings just after the sound retaining wall went in, when they were driven toward the building by the construction. Understandable that it happened, but management was in denial for a few months that it was an issue, which caused tension and stress for a lot of the tenants. When they called someone, they used Rottler, but they were unreliable at actually coming out when scheduled and performing treatments. We also went through several managers in the about 5 years we lived there (I lost count after 15). Once, the maintenance crew was refinishing an apartment below mine after some tenants moved out and didn't ventilate the apartment while using Kilz paint (as the paint instructions tell you to to avoid health/safety risks), and the fumes filled our apartment and started to make us feel ill. It took about 4 days to dissipate, and we had to go stay with family. I wish the management at the time had shown compasssion or understanding about the situation, or that they would have been willing to change their procedures for the future to not put future tenants through that, but they didn't seem to at the time. I hope they changed their policies with it. It's a plus that there are washer-dryer hookups, and the living room is pretty big. It doesn't have lights in the living room, though - and the "linen closet" on the floor plan is actually a utility closet. There isn't a hallway closet. They are very likely to charge you a large amount when you move out towards remodeling the apartment regardless of how well you maintain the apartment clean, and will exaggerate on the move ou- they're notorious for it locally, so it's probably best to just expect them to try to charge you $1k when you move out, and if they don't, be pleasantly surprised. It is still one of the most affordable places to live in town in that type of area."
"Update. Things have digressed here. This stuff in the picture is becoming more common. There is almost always a new manager of the apartments and they are different to get ahold of. These Apartment are Fair. they are in a decent location on the south side of SGF but they are defiantly dated a bit. Sometimes its very difficult to get in touch with the office but when you finally do they usually take care of you promptly. Overall its not an awful place but even though the location is good I have had a motorcycle stolen out of the parking lot from me and there have been countless times where I have left my APT for work and have found my Tool Box on my truck wide open. I DO NOT LIKE THEIVES. I Understand this is not managements direct problem but they don't really assist at all."
"First 3-4 years was fine. We went through several managers and maintenance, but things were dealt with in a reasonable time frame. The start of our 4th year, things went downhill fast. We lost another manager, and it took quite a bit of calling around to schedule a time to renew our lease. Our (horrible) upstairs neighbors moved out, and it was found out that they were the cause of the mouse infestation that other neighbors were dealing with, as well as there being cockroaches. Instead of treating the apt properly, they gutted the place; which caused the cockroaches, etc., to migrate.... to our apt. We dealt with that issue, among several others, for months before moving out. The location is great (other than the freeway noise), and the apts could be great too, but the Wooten company would rather focus on their higher profiting complexes than fix the issues at Fremont Landing."
"The layout is nice and the living room is big, but that's all the good you get with this apartment. The hallway bathroom never flushes right even after getting it worked on 3 times. The dishwasher doesn't drain. Neighbors with make a complaint on you for things you haven't done and when you try to tell management this they just act like they could care less. They will pin anything on you just so they can evict you."
