"I have never had a worse experience living anywhere… the furnace will go out and they won’t fix it saying they’re waiting for a part, but months will go by with no heat. The hot water heater went out and we didn’t have proper hot water from August to December. We ended up calling the city which basically did nothing because they “fixed” the issue, but then turned the hot water heater back down after the city inspection. So we weren’t getting hot water again and the process with the city started all over again. I moved out in December before they could even get it resolved because I just couldn’t live like that anymore. The towing practice they have is illegal; the signs aren’t up to date, the property manager is supposed to sign a paper on sight when they tow a car, but the property manager just pre-signs the paperwork so they don’t have to come do the paperwork at the time of towing. The maintenance doesn’t fix anything. I had a rotten moldy board under my bathroom sink from a leaky pipe. They just put a piece of plywood over it and didn’t remove the moldy rotten wood. My radiator was leaking and nobody came in to fix it so it just continued to leak. My neighbor had a broken window in her apartment for over a year. They refused to put the air conditioners in until it was so hot my freezer started defrosting. I went through three refrigerators in the year and a half I was there because they kept bringing me filthy broken refrigerators, I lost so much food and I couldn’t even make a claim on my renters insurance because it was from negligence on part of management. Someone had a fridge go out and replaced it themselves and put the old fridge in the hallway. Management left this fridge blocking the hallway for weeks causing a fire safety issue. We had an electrical fire while I was there that and the power went out for 12 hours, causing me to loose another fridge of groceries. The electrical is so old in the building they still use fuses and expect you to pay for them yourself. If you have a problem figure it out yourself because management will just ghost you. Greg the owner is a slumlord. The only reason to live here is if you have no other option."

"No it's not the Taj mahol, but it's home. It's my home. They were willing to take a chance on me when 20 others wouldn't, in Springfield. Stays relatively quiet and peaceful considering location. Renee, the property manager, has always been helpful and readily available to answer questions. If anything needs tended to, Bob our maintenance man, has always come thru for me. It's cheap, convenient, and includes utilities! I'm very grateful for Hickman Apartments!"

"I could say a lot about this place. All I will say is if you are looking for a place to live that's cheap and you can manage broken sinks, toilets, leaks in ceilings, mold and fungus, rat/bug infestations and furnaces that don't work, then this is the place for you. There's nowhere for friends and family to park without getting towed. The maintenance man will enter your apartment without permission and leave things unfixed or broken and never return to fix them. The landlord will surprise you with exterminators and show up with an hours notice. The internet that comes with the building is completely unusable. The on site laundry machines cost $2.50 and barely fit a full load and do not function for weeks at a time. There are many things wrong with The Hickmann Apartments. Do not live here unless you have no other choice."
