Woodland Park Apartments

"UPDATE: I have been in contact with Daniel Nevins (Regional Maintenance Director) AND Sophie Bratton (Community Manager) and have no response to these issues for almost 48 hours. I called the office, and left both of them emails. There have been several financial issues as well that are being brushed over our community that I would like to bring aware to all. IF YOU HAVE A PET: MAKE SURE THEY ARE CHARGING YOU PET FEE AND RENT. DESPITE you giving them your animals information, inspections, somehow this was missed for SEVERAL members of our community for YEARS. I have lived here since 2021, and just got informed that the office “made a mistake”, and just forgot to place my animals information on my lease, which resulted in me paying a fine. This is legally correct due to the lease, but very shocking that it’s so widespread in our community. I’m not sure how this accident happened more than once and isn’t addressed until 3 years living in the complex. I also would like to discuss how insulting it is to send repetitive emails to have your residents vote for you as the best apartment complex of NWA, then to blatantly ignore financial issues, pet feces, trash, and many other LEASE VIOLATIONS! This complex is clearly only worried about money. They make countless of minimal mistakes and completely avoid solving any issues! I genuinely have to leave a negative review to get any sort of response from anyone. I would highly NOT recommend Woodland Park Apartments to anyone."

"If renting from a property management company that steals your security deposit doesn't sound appealing, stay away from Woodland Park Apartments. I paid nearly $400 as a security deposit for an apartment I rented, moved out a few weeks ago, and got a fraudulent charge of over $300 for cleaning and carpet cleaning fees. We thoroughly cleaned the apartment when we recently moved out, don't have kids, and never had pets yet somehow were charged +$100 for carpet cleaning fees (this property only has carpet in the bedrooms, we never ate in the bedrooms and there were zero stains or issues when we moved out - fraudulent charge #1). After spending hours thoroughly cleaning the apartment upon moving out, to ensure we were refunded the full security deposit upon moving out, we were charged a +$200 "cleaning" fee (fraudulent charge #2). For a property management company to do this to a long-term resident who moved out to a safer place in town for his newborn baby, shows the kind of company Block Properties/Woodland Park Apartments is. The apartments themselves initially seemed good for the value but once I moved in there, I quickly found out otherwise. Parking is horrible and you are more than likely going to park near the club house/several buildings away. The property has had several issues with vehicle theft and the "courtesy officer is a joke" along with the property's empty threats to tow people parked illegally and keeping paying residents from parking near their building. On top of all this, the property began a valet trash service a while back and began charging residents for this even though nobody asked for this service at all. It's led to an increase in pests, a horrible smell in the building corridors, and an increase in pests (all this so that Woodland Park Apartments can justify charging its residents more)."

"Our team stayed at Woodland Park Apartments this summer under a corporate lease. The entire process was easy which is saying a lot for corporate leasing! The reps that stayed loved their experience and living there. Overall we were blown away with the entire staff at Woodland Park and have only good things to say. I worked a lot with Madison W. and she was always so quick to respond and easy to work with, she often went above and beyond to help with whatever issue came up to make sure it was solved quickly. She was really amazing at her job and always a pleasure to work with!"

"Super nice apartments but not worth the cost of living there or the cost of moving out. Fees after fees it's the corporate equivalent of apartment complexs. Spent over 30k for almost 3 years and got charged 5k in move out fees. They're picky about how your balcony looks what you can put out there, neighbors complained about noise the entire time I lived there. Don't even get me started on the "vallet" trash that never gets picked up but you HAVE to pay for. All in all go buy a house you'll save money and you'll be investing probably the same amount into something you own."

"I love the management here. They're kind, attentive, and easy to get a hold of. Having a closed in stairwell is such a huge plus to me. No more wind tunnel that chills me to the bone during the winter and no more rain hitting the trash outside people's doors. So excited to kick back by the pool this summer!"
