"Been living here for years. The west pond is surrounded by a 3-foot high wall and apartments. Every year, geese and ducks get trapped and can't escape. It's heartbreaking to watch them die. They tried a plank, but it doesn't cut it. We're told it's good enough, but we keep witnessing baby ducks and geese dying year after year. If they finally fix it with a proper duckling ramp, I'll remove this review."
"I have lived at Peppertree Apartments for 6 years, and until this year, it has been great. The past 9 months, however, have made me regret being such a loyal tenant for so long. In August of 2022, the apartment above me had a major leak, which caused damage to my ceiling and flooded my carpeting in my bedroom closet and hallway. Maintenance "treated" the issue by applying KILZ to the ceiling and blowing a floor fan on the carpet (the carpet was not pulled up to see any damage). The fan was left in my apartment until February with no follow-up by apartment management or maintenance to see if the issue was resolved. In October, I began experiencing wheezing and a cough. After four doctor visits between October and January, the fourth doctor advised me to have my apartment tested for mold. I purchased a $45 a self-test kit and swabbed my air vents. The results came back with Medium Levels of two types of mold. I immediately informed the apartment complex. They put me in a hotel for two weeks during which time a mold inspection company was brought in. I was told that there was only a 2x2 inch spot of mold, but there was no visible mold on any of my clothing or furniture. The small bit of mold was cut out by the apartment complex maintenance workers, and I was told that there was a special device used to clean the air. Two days later, I was told that the remediation was considered complete and I needed to move back to my apartment. When I arrived back home, there was dust and paint chips all over the place; carpet, countertops, everywhere! I happened to remember that I have a “nanny cam” for my dog that I forgot to turn off during my hotel stay, so I thought I’d look for footage to see how the mold company may have treated the mold, but I was shocked when I saw a clip of the mold inspector saying something to the effect of “I’m not sure what to do about this, because we could get in a lot of trouble.” This clip made me wonder if the apartment complex was trying to make them falsify documents or do something equally dishonest. It’s now been over a month that I’ve been back in my apartment. My cough is worse than ever, my pulmonologist diagnosed me with COPD and asthma (citing the cause as my apartment/living environment), and he prescribed me a $600/month prescription inhaler. I have had no follow-up contact with the apartment complex; not even someone asking if I was feeling better. The apartment is now trying to raise my rent 17%. When I asked to be given back my full deposit, I was told that I would “be treated like any other person moving out of an apartment.” To make matters worse, my upstairs neighbors have destroyed my patio and furniture by dumping some unknown substance over their balcony as well as allowing their dog's toys and dirty potty pads to fall into my patio - this has been unaddressed by Peppertree as well. This was the worst situation I’ve ever experienced with apartment living, especially considering the fact that I have been a stellar tenant for the 5+ years before the leak. Ultimately, if Peppertree Apartments is not going to pay for the damage they've caused to my health, finances, and property, at the very least, they need to be exposed for their lack of support and suspicious activity."
"I've been a resident for the past 3.5 years, as well as previously living here from 2013-2015. One of the reasons I moved back is that Peppertree has many great qualities. I love the fact it is next to the hwy - as its 15 min to downtown & 15 min to south Olathe. I also love that its a smaller community, neighbors are friendly, its quiet, and i love the greenery. Big plus that we're also near a park. Kara has been amazing & I have no negative interactions w/her. Rosell has been here for a long time & he even remembered me from previously living here! He's fantastic & is always willing to help out. 2013-2015 rent for the 700sqf apartment was $700, which was nice. When I moved back in 2019, it was $800...and since then has started to inflate along with everything else. It has been hard to justify the $1050 for 700sqf at times. I enjoy being here, bu I do feel that the increase in rent can be justified with some improvements that would impact the residents where it's needed the most. I feel money could've been spent differently besides new lounge chairs, apartment number signs for the first phase, and putting new tar on the parking lot. I would love to see changes made inside apartments. Insulation is really bad. During the winter, my floors are freezing - I can feel the cold coming in from across the room from the balcony & front door. Windows are poorly insulated as well & I have to put cling wrap, blankets tacked over the window - ontop of thermal curtains to keep the cold out (I'm also on the top floor). Summer is a bit better, but I sleep in the livingroom bc bedroom is too hot - air rarely gets back there.I would also love to see repairs in windows that don't open. Updates in appliances would be nice as well. My last suggestion would be to get newer workout equipment. The gym is so small that 3, maybe 4 people can fit in there a time & equipment doesn't work. Despite those things, I truly do enjoy living here. I've had a hard time finding places where staff is caring, nice, property looks good, that's small and neighbors are friendly. This review is in no way to bash or put down Peppertree - I just think that things can improve & want to share what I believe woukd help improve the complex. The increase in rent would feel more justified if improvements that greatly impacted residents were made. I understand that it's nice to look nice on the outside, but it's equally as important that apartments are updated & are well insulated as well. I also know that all these things I mentioned take time & money - just hope that these things would be considered & looked into Thank you Kara & Rosell for all that you do. So many of us enjoy it here & want Peppertree to improve to its potential!"
"I lived at Peppertree for 3 years and I absolutely loved it! It was very quiet, beautiful scenery and close to work for me at the time. We never had an issue with Angie or Kara, both had been terrific to work with when we needed to. And the maintenance staff was just as incredible. Super friendly, always came out in a timely manner when there was an issue. The only cons were, with living on the bottom floor, we could hear every move that was made from anyone who lived above us. We could even hear someone use the restroom so the space between the ceilings and the their floor, isn't very well insulated. But that's also a part of apartment living. Also, the building we lived in, if you didn't have a carport, good luck finding a spot after 5pm. We had carports and that was one of the reasons for having them. But overall, I would highly recommend Peppertree. The only reason why I even left was because I was given an opportunity to live by myself and I parted ways with my roommate (who transferred to a 1 bedroom on property because she loved it so much too) and moved. Thank you Peppertree for making my apartment experience living so great!"
