"Living here is a bad experience. I am currently living at phesant run apartments right now and the property manager and maintenance staff are unprofessional. I would not recommend this place to anyone and anyone currently thinking of staying here shouldn't. The maintenance staff will share private information about your unit to other residents on the property and the property manager will do nothing about it. Even though this is a violation of privacy. No one should have their private living information told to others on the property. Please understand that you will not get your money's worth here. Again I am currently at the property and it is not worth your time or effort. There are other places around Lee's Summit that are better."

"you definitely get what you pay for. Maintenance could be a lot better. Roommate and I asked them to look at our washer and dryer as the dryer was taking about 4 or 5 attempts to fully dry smaller loads. Maintenance showed up, took one look at the hoses and added some industrial tape and called it good. We ended up taking a few trash bags of water out of the main dryingh hose.. I am not an expert, but im pretty sure the dryer hose isnt meant to have water and lint in it. alsom pest control missed 2 separate visits and thats when we started to see a few more spiders in the unit. I understand they're small and sometimes dog food or human food attracks them in, but it could be better. All of that to say: tenants are all pretty kind, there is a LOT of parking space and I am sure the updated units are better and have better appliances."

"Edited 9/22/23: New property management is the absolute worst. They pick and choose parts of the lease to enforce and disregard when they see fit. The lease is a contract that binds the property management and tenant and property management love to violate the contract. This property has gone done hill drastically since the change of hands so many times. I used to love living here and now it is a nightmare because of the property management. The only part of the team that are good is the maintenance staff, they actually care about the tenants and make the place good. Moving out on your own for the first time is scary. This place made me feel welcome and safe. They are continuously working on remodeling and upgrading to exceed expectations. This place is affordable and all electric which is a plus."

"These are the worst apartments. They were stealing money from clients, they never fixed their work orders, they put people out with false accusations. They would try to come into your apartment without your consent. I had one lady fill out and forge my signature for paperwork. The regional manager Kody is no help and selfish not knowing the full extent of what is going on with his complex. I mean unless you want to pay for the area knowing your apartment is terrible and or you will have to clean it moving in as I Did. Stay away!!! - I have proof of all I'm saying and some"

"Its okay. They have switched property managers way too much. The current staff struggles to communicate with their tenants, so sometimes your water is shutoff and they don't notify you ahead of time so you get to find out when you go to use it, water was shut off due to doing repairs. It's the lack of communication that will hurt them in the long run. Miss the old property manager Michelle, she was amazing."
