"Do not move here or sign any contract with them if you plan on buying a home or have a possible new job somewhere else or hey if a possible emergency happens and you need to break your lease. You will have to pay 3 months and 2000 on top of that to do so. I’ve never had to go more than 30 days with an appropriate fee for having to leave early at any apartment my husband and I have ever been to. They raised our rent over $200 as well last year as they would have done this year if we didn’t move out. So we have frantically looked for a home and finally find one but anyone who knows anything on buying a house, a lot can go wrong so telling them we are leaving too early could leave us homeless. Instead of the office helping or giving options they said tough the supervisor is apparently never in because anytime you request her she’s “not in the office”. We then contact The heritage properties to ask them how they can get away with doing this to people especially in a college town full of young adults trying to get through school and minimum wage in MS $7.25. The employees response is “we don’t base Oxford and Starkville on students living there”  A COLLEGE TOWN You don’t expect college students to be there???? yet all my surrounding neighbors are college students. I’m moving for my job, Im in the medical field have been commuting 2-4 hours every day until we found something. So on top of the stress of buying a house they just added 10,000 to that. Then they have the nerve to ask if we will be moving out sooner then the 3 months.. are you kidding? (Knowing they will have it rented within the week) Do you think I would ever allow you to rent out our apartment we are paying for and get double rent? Nope, that’s Illegal. We’ve talked to our lawyer and he’s shocked that they are getting away with abusing their power and taking advantage of people in every way so we will be moving forward with this. Don’t move here! Oxford is a beautiful place and there’s so many more amazing places to live. We moved during the summer when all the STUDENTS are moving in as well and this was the only place that had any openings. Now we know why!"

"We lived here for a year before moving and it was wonderful. The apartments are gorgeous and have plenty of storage and you can’t hear your neighbors every move or word. We always received packages at our door without losing them. Management and staff were typically friendly and helpful. The walking trail on the property is pretty and relaxing makes you forget how close to town you live. I would say it is family friendly giving that for Halloween they passed out pumpkin painting kits and candy and during Christmas season Santa came to visit the front office. If you can afford it I recommend living here."

"Make sure to have an ID to tour. We scheduled an appt and no one told us. We went to 8 other places to tour that day and no one required an ID. “Karen” would not allow us to tour even though the parents had ID’s but our daughter and her friend did not. We have a short weekend and limited time. She asked us to drive back to campus fight the weekend traffic and come back. Listen sweetheart I don’t have that kinda time to waste. So just a PSA bring your ID."
