"The manager and the maintenance guy are pretty good people. Avenue 5 is New Management to this property, the manager and maintenance guy not been there long but in the short time they have been there they've gotten the hang of things and it was definitely getting better. I cannot give this property five stars because Avenue5 is a horrible property management company and the company they use for third-party billing, Conservice, is a nightmare! They've had class action lawsuits in multiple states and are well know for their less than honestly billing. I would honestly give them one star just because of Conservice but the manager and maintenance guy with hard to take care of their tenants."
"Let’s begin with the current five star review from Austin C. He IS the current property manager, inflating review scores and complementing himself. Please report that review to have it removed. Many times homeless people come on the property and dig through the garbage or camp here, the prior management used to confront them and have them removed from the private property. Current management simply tells them “you better clean that up when you’re done” and lets them wreak havoc. Now that you have an idea how current management here works let’s get down to the nitty-gritty. The positives……there’s parking and the current maintenance man his name is “Mr. Mo” and he is an absolute godsend, he cares about the tenants. The downside: Avenue five is the current property management team and ever since they took over about six months ago it has been a constant storm of Pooh. They are partnered with CONservice for billback utilities, you will be billed incorrectly every single month, never given a credit back, and the management has no idea how to fix it. Conservice does have several active lawsuits for their atrocious billing practices and for any property management to continue to be partnered with them is only condoning their theft. Under previous management with Dalton we were charged around $10 a month for garbage, but currently with conservice we are being charged $50 a month for trash…….. unless I’m throwing away a couch every day that is unacceptable! I have been a constant contact with management regarding the billing issues and nothing is resolved. At Christmas I got the gift of a $1500 electric bill when conservice is not even affiliated with a tenants personal electric usage. Current property management also allows third parties to work past office hours and past what is considered even quiet time. Many times I have seen people here doing carpeting, painting, renovations of units, well into the night past 11 PM or later. There is a complete disregard for the tenants home or privacy. The neighborhood. I realize that you can’t pick up and move the property but the neighborhood is terrible. If you live in the back units, it’s probably not a big deal but if you’re closer to the front near Bush Street, you’re in for a nightmare. There’s constant car theft, gunfire on a regular basis, the neighbors physically and verbally fighting, directly next to our unit in the small duplexes are running at chop chop, drug, dealing, and all kinds of garbage at all hours of the night. Cops don’t respond to this neighborhood anymore unless there has been a severe injury. Someone pulls a gun on you, you’re completely on your own."
"Ever since the take over of gilhurst to avenue 5, its gotten worse, dates of work on our property we rent (less than 24 hr notice) the staff , workers not doing the job they said on the dates on paperwork and making a huge mess on our patios!! Also we pay rent on dates and they dont do their job, their telling lot of residents they, we owe on garages or pet insurance after we paid rent so they are trying to get double payments, management you can't get a hold of anyone. Doing projects after hours where its invasion of our personal space time at home. At 5pm you need to end project so we dont have to close every window due to workers looking inside. Lot of residents are upset and looking into legal rights on everything thats going on. Beware of Avenue 5 they do have a bad rating on other properties, now its hitting gilhurst apartments."
"The property manager was very friendly and responsive to all of our issues and concerns and the grounds are taken care of beautifully. The apartments themselves were spacious and well maintained. For the price, this place is a great deal. The neighbors were also very welcoming and created a sense of community and safety that is hard to find in an apartment complex. I would certainly rent there again."
