"Lived here two years and it was awful. Extremely loud, awful management (Andrea in particular), complete lack of repairs. Walls leaked with condensation in the summer, and the exterior doors and windows are very poorly insulated. If you live on an upper floor you will pay a major premium for air conditioning anytime it's hotter than 65 degrees outside. They'll police everything you do and invent new rules where their existing rules are insufficient. They selectively enforce policies and play favorites. Absolutely avoid this high-cost, low-quality build if you can."
"Worst experience! I lived there for a year. It was not a little bit noisy but extremely noisy. The train passes by four or five times a day, and each time it sounds its horn for ten seconds. In some worse cases, there are multiple trains coming between the midnight and sunrise, it will easily ruin your next day. Besides the noise from the train. Don’t forget this apartment located at the intersection of two major highways. There are plenty of traffic even at night. And there’s a Sheriffs office right across the apartment. You can hear police car responding almost every night. So be prepared to wake up. The apartment itself was also bad. It becomes extremely hot during the summer but there is no A/C in the unit. Instead, they got A/C in the hallway running 7/24, which helps nothing on your living experience but increases your monthly utility bill. The management does not have a good communication with the package carriers. Only Amazon can always deliver your package next to your front door, other carriers, sometimes even including UPS and FedEx, they simply dropped your package at the mailroom, if you fail to check the mailroom in time, it will be stolen (happened three times on me). The move-out process was also a nightmare. I emailed and called them during normal business hours for move-out checklist but received no reply. I cleaned my apartment carefully (you can see from the pictures I took before I moved out) but ended up receiving no refund of my deposit plus a $300+ extra charge without any explanations. They simply put a bill to my account and asked me to pay. Please read this comment as well as others. This property gets such a low rating for a reason. Save your time and money. You have so many choice."
"Before Avenue5 took over West End District, I would say this was a great place to be. Since then, management has been less attentive, the utilities bills have gone up, and somehow they cannot keep the grass areas clean of pet waste on a regular basis. I am mainly writing this review due to their lack of clarity when it comes to move-out fees. Even though my partner and I spent a full 2-days deep cleaning and touching up our unit, we were still charged over $300 for “mandatory turnover cleaning fees”. Save yourself the trouble and just broom sweep if you plan on living here and don’t mind the mandatory professional cleaning fee. Relatively understandable since it is a brand new building, but they should state that clearly in the lease agreement. You will not receive your deposit back, of which is about $500. The only saving grace from being 1 star here is their units. Though they do not have central AC, they do have wall accessible portable air vents holes which help with window clutter and relatively contemporary and spacious interiors with plenty of parking options. The retail spaces below are a nice feature, but I find myself going to Cedar Hills much more often instead. Also, some retail locations have been advertised for over a year and still haven’t shown up. All in all, a good location near Cedar Hills if you don’t mind traffic noise and no central AC for a nice up to date unit. Just beware of lack of attention from management after move-in and fees after move-out."
"Just do yourself a favor and live somewhere else. You can find so many better apartments than this one for the price they charge ($1750 for a studio). No built in A/C, loud road noise, bad appliances, shotty build quality, poor management communication, expensive utilities, and bad faith move out fees. The location is terrible. Unless you live in the two buildings by the clubhouse, you'll be hearing constant road noise and sirens from SW Murray. Good luck trying to turn left out the one exit that allows you to do so. During most times of day, it can take 5-10 minutes just to turn left or else you're taking the long way to anywhere you want to go. The appliances are hot garbage too. The washing machine left oil stains on our clothes, the stove top took 15 minutes to bring a pot of water to boil, and the oven took a good 20 minutes to reach 425 degrees. Not to mention the build quality was horrible. The cabinets were already bowing under the weight of just glass cups, the sliding door wasn’t framed properly so the door didn’t seal when closed all the way, and the walls were already cracking. Management is slow to respond to requests. I understand they're managing a large complex, but we had to continually call back over several weeks anytime we asked a general question even after they said they'd give us a call within a day or two. Additionally, I sent our 30 day notice through the resident portal, the email on the website, and the email we receive messages from for them to finally acknowledge our notice a full month later. Move out process was a bit of a joke. Got an email saying if you aren't familiar with our move-out process give us a call and we'll tell you what to do. Well, since I've never moved out of your complex, how would I be familiar with your process? Asked for a move-out checklist like I've received from numerous other complexes and was told they don't have one. This was after I emailed them asking for one and didn’t hear a peep for 10 days. They said just clean your apartment, but don't work too hard because we’ll charge a cleaning fee in the amount of the invoice we receive. That's even if you don't leave the apartment in a state that is beyond normal wear and tear. Yes, I understand you snuck it in the lease but that's just not something you should push onto the resident. The utilities (water, sewage, trash) are very expensive. When we moved in we were charged around $90-$100 from the complex, nothing exorbitant. Coincidentally or not, once new management came in we saw a gradual increase until our final month utilities was $180. They’re utilities were so expensive they came back to us after we had moved out asking for more money because our $500 deposit wasn’t sufficient to cover all the extraneous move out fees. And it got even better when they wanted to charge a $7.50 “platform fee” despite them having my bank account on record that never required a fee to process my payments."
"Great place to live in my opinion. Can definitely be somewhat loud if you're living at the apartments facing Murray. I've lived here for over a year now and got used to the noise. Love the amenities mainly the elevators in each building. Management has always been helpful to us and I feel like they do a good job at running the place. The only thing I would say to someone thinking of moving here is to be mindful of the noise level at the apartments facing Murray and TV highway. Other than that definitely excited to renew my lease and keep calling this place home"
