"It is a little small but I love it here, been here for 13 years!!"
"If drugs, violence, incompetent management and not feeling safe in your own home is your jam, Pheasant Park is the perfect place for you. We lived here for 3.5 years & in that amount of time, we’ve experienced and witnessed: -our neighbors deal drugs in plain daylight (in front of their apartment, on the sidewalk in front of the building, and even in the laundry room) -police visits to neighbor’s apartments for fights at all hours of the day/night -guests of neighbors 1) dropping his pants & peeing in front of our living room window and 2) a different guest threatening us with physical violence 2 different times -the children of neighbors being allowed to scream outside all hours of the night, past quiet hours -drugs being distributed between neighbors and snorted at 9:45AM on a weekday -the children of neighbors playing with the same paper plate that said drugs were snorted off because the parents were high & nodding off (I have videos and am happy to post). -our carpet (and the home in general) at move in was DISGUSTING. I spent 6 hours the day we were supposed to move in vacuuming, steam cleaning and scrubbing the kitchen & bathroom. The carpet was dirty, dusty, & was so old that there was no padding underneath & wasn’t even connected to the floor under it. -lastly- TAKE PHOTOS AND VIDEOS at move-in and move-out. When we moved out, management tried to claim that we never turned in our move-in check-sheet, which was completely untrue as I had management signature & timestamped pictures. They refused to answer how they would know what damages were already there at move-in & what not to charge us for. The above were brought up with management with minimal response from them. We even witnessed members management that live on-site join the after hours parties with the said neighbors. A “new” management company took over about 4 months ago, but it’s still the same people working in the office & in maintenance. If you do decide to move in, I would stay FAR away from apartment #22, as they’re the ones dealing drugs & encouraging the activity mentioned above."
"My neighbors (direct) were awesome. The kids around there are...okay. it's not the management's fault. Keep your car locked. As for how they manage the property, it's fair! They're nice and easy to work with. I cleaned my place when I left (like I always do) and got 100% of my deposit back! I've never gotten 100% back before- its been close but never all of it. Not a bad place to live!"
"Neighbors were loud all night and when you complained at 4 in the morning, the manager might show up but then would start drinking with the neighbors in the courtyard. Had a broken step, near the top of the stairs, that led to my unit months went by before they fixed it. We're talking about it being an unusable step. We moved before the step was fixed. Management was completely inept."
"My family and I lived here between 2010-2014. We had a two bedroom at first, decent sized. Has a dishwasher, disposal and descent counter space. The apartments used to be student housing so the bathroom is broken up to a vanity area and separate toilet tub. Both bedrooms were great sizes. Separate dinning area, lots of windows for natural light. Management was great, generaly only had to ask one time to get something's no fixed. The complex was large, aprox 200 (1, 2, and 3 bedrooms) We downsized to a newly remodeled one bedroom. Beautifully done! Hardwood lamanent flooring throughout, carpet in the bedroom. Plenty of closet and storage, including small attic crawl space. Large living room with breakfast bar, lots of natural light Neighbors were ok most of the time."
