"The management do not care about the tenants or upkeep of their property whatsoever. I lived at this building for nearly 5 years and at first it was well maintained and the staff seemed to care for the residents. After the first year it was all downhill from there. I went over 2 years not having a working dishwasher at this building. Requested several work orders and every time the maintenance guy came and asked “did you try unplugging it?” They would make no real repairs and my dishwasher would break again within a few hours. In the time I lived at this building I completely lost faith that management and maintenance had any competence to be running an apartment building. At times I felt very uncomfortable and unsafe at this apartment. There was a time in 2020 where a homeless guy was squatting in a 1st floor unit and would ask people for money in the lobby after the office closed. When confronted about it management claimed he lived there, and completely lied about the situation to its residents. Since 2020-2021 (almost 4 years now) the pool in the main level of the building has been leaking into the parking deck with substantial visible damage to residents cars and the structure of the building. On the west facing side of the building there are both lateral and horizontal cracks in the foundation the exceed 20ft in length. The building is quite literally falling apart from the management’s neglect. In 2022 the fob readers to the buildings stopped working and didn’t work for nearly 6 months until they were fixed. We couldn’t get into our building through the main entrances during the entire 6 months and had to use a single door in the back alleyway. There’s no excuse for these things having been neglected for so long, when they impact so many peoples lives there. It’s simple, they do not care about the people that rent from them, and do not care for maintaining a healthy standard of living for their residents. There are a lot of other options in Eugene and any of them are better than this place."
"RENTERS BEWARE: This apartment complex and their leasing managers do not care about their tenants, we had moved in April and the dishwasher had never worked and eventually flooded our apartment, our sinks garbage disposal sparked flames and eventually clogged our sink to the point of not draining, and lastly our cars were parked in the underground parking where sewage was pouring on top of our vehicles. All of these issues were reported to the leasing agents and they could care less about the issues. I reported them to the city for the sewage issues and they blatantly lied to the city stating “We did not know about the sewage raining on cars”. If you can get another apartment somewhere else I would strongly recommend that."
"Management matters. Let me tell you my story. I stayed at 1965 E 15th Avenue, Orchard Crossing, for one year, three months, and fifteen days, including all of 2021. In mid-to-late 2020, the property management company Jennings Group managed Orchard Crossing. Under the excellent management of Lita Watkins, the residents of Orchard Crossing flourished and enjoyed life. However, the property management company changed on April 1st, 2021. The owners of Orchard Crossing decided that they were not making enough money. The owners of Orchard Crossing fired Jennings Group and appointed a new property management company, Affinity Property Management. The existing staff all left their positions, unable to face the greed of Affinity. The new company decided to squeeze as much financial value as possible out of its tenants. Under the tenure of property manager Lindsey Crudele, the motto of Orchard Crossing has become “Pay up, now.” If you intend to stay here, bring money, and lots of it. Calculate the amount you think you will need, and then double it. That amount might be enough. Expect to be assessed late fees, pet fees, cleaning fees, equipment fees, parking fees, utility fees, pro rata monthly fees, and, last but not least, a huge annual rent hike. The actual facilities of Orchard Crossing are nice, and it was built in the last five to ten years, so the building is fairly modern. However, the new management has done as much as possible to make it unpleasant to live here—unless you have unlimited cash. If you do have a limitless supply of money, feel free to stay here—but expect to face regular, huge price increases, and expect to pay up—right now!"
"The staff was competent and polite, and the location was wonderful during the summer. The men's sauna was broke down most of the summer though. It is supposed to be a smoke free facility which was a huge factor as to why we decided to try it out. However, it is not strictly enforced. Our Hallway smelled like a HotBox most every weekend and several evenings. The theater room was nice, but the people were always messing with the chords, so it was always a mess. It was nice for the summer, since school was out and it wasn't too crowded. I liked having the roof and lounge for social gatherings. It was also nice that it was furnished so we left most of our things in storage while our place was being remodeled. The couch was not comfortable though, and you will most definitely need to purchase a mattress topper, that bed is the worst. I did like the you could dim the lights, and it was fairly well lit. The cabinets have a very chic great look, even though they are cheap and our washer leaked inside the barrel for 2 weeks before someone could fix it. I figured out how to turn the water off so as long as I did that it wouldnt keep me up. Noise was never a big issue here, but as I said.. The smell was atrocious at times. I would leave the apartment and smell like weed for the rest of the day. Even our water smelled like it.. It is in a super convenient location if you like to walk. Close to little big burger, subway, market of choice, starbucks, etc."
"I lived at Orchard Crossing during my last couple of years at the University of Oregon and it was such a wonderful place to come home to. I chose Orchard Crossing initially because the controlled access security allowed me to feel safe living by myself and the 24 hour gym meant I could stop walking alone at night to the rec center on campus to workout. Although I signed my rental contract because of the safety features, when I moved out all I could think about was how grateful I was to live in an apartment that felt so much like a home. Lindsey and the rest of the staff at Orchard Crossing were always friendly, helpful, and accommodating. I couldn't have asked for a better place to live in college!"
