"When Trion Living took over they hiked up rent as much as they could and started charging illegal fees. After I moved out they gave me a zero'd out move out slip and refunded partial deposit. A month later I got a collections call for past due rent. They are money grubbing liars and I recommend staying away from any property managed by them."

"Lived or knew people who stayed here from 2013 to the summer of 2023. The complex was great, cheap, affordable because there was no amenities except for assigned parking and washer and dryer rooms you had to pay for. Until Trion Living bought the complex in 2020, raised rent the maximum every year until you were paying rent as high as other places that had way more amenities. Hidden fees such that added 10 or 15 dollars a month such as "safety protection" when all they did was install two cameras. They were charging close to 1800 a month for this old building. ant infested, paper thin walls that offers nothing except for washer/dryer in some of the units and some cheap fancy kitchen look. They painted gold over manure and wanted you to pay 1775 a month. Now today they learned their lesson and apartments are going for much cheaper around 1500, still way to much for what you are getting. Trion Living is money hungry and will pay you to leave so they can renovate rooms and charge hundreds of dollars more than what the previous people were paying."

"Camillia Park Apartments is extremely hands off when it comes to regular management, answering phone calls/ questions/ maintenance. Management and safety are the biggest issue at this complex (recently moved). Management lost our paperwork a few times over a period of a couple months and then asked us to provide them with copies our signed copies. We were told we were on the list for a parking space and then found out a few months later that we had been removed from it- it was an unofficial white board list (we waited about 5 months for a second spot with only one person infront of us). The parking is more than terrible- there are only 4 guest spots and rarely any parking on the side roads. While we were here there were a series of break ins of cars in the complex. The units have a bad mold problem- even with a weekly scrubbing of the bathroom, and always venting during and after showers the black mold reappears throughout the unit. The laundry is shared which is fine but the few units break frequently and the time that you’re allowed to do laundry is limited which makes for a tricky situation during the afternoons & weekends. And don’t get a bottom or middle apartment because it sounds like your neighbors are coming through the roof. You can hear every sound- and our neighbors were not necessarily loud or disruptive. It was the worst apartment noise-wise of any of the apartment complexes I’ve lived in. Our unit had a fire in it a couple years before hand and by Oregon State Law we were supposed to be offered a discount due to that- we were not. Mangement failed to mention the fire until after we had signed the lease. The square footage is nice and the unit has a good amount of storage. But all of the cons are serious issues. We left soon after my bf’s work car got broken into and apartment management remained unresponsive to it- failing to even notify other residents of a multi-car break in. Feeling safe is a must for us. Hope this post helps anyone who is considering moving here get a bigger picture of what it means to live at Camilla Park Apartments"
