"I have lived here from 2019-2023 so I think I can give a thorough review of living here. Here are my pros and cons: PROS o The pool. It is one of the biggest reasons we decided to live here. It’s a nice outdoor pool that is perfect during the warmer months. The hot tub is open year-round unless they have maintenance going on. The amenities in general are awesome. The gym is expansive, really nice for an apartment complex. o Front desk staff and maintenance crews are kind and efficient. Ynn, David, Frank, and Autumn were all a pleasure to work with. They were always friendly and tried to do the best to make us feel accommodated and heard. o It is super close to everything you’d want to be close to – grocery stores (Fred Meyer and Costco), there’s quick access to get to the freeway, rec centers, etc. o It is fairly quiet. The noise levels during the day and night are very minimal, which is nice. You will get occasional dog barks and light social gathering noise from time to time (especially if you live in a unit adjacent to the pool), but it’s nothing too crazy. Everyone mostly keeps to themselves for the most part. o I appreciated the way the complex handled the pandemic. I felt very safe in the building and at the time the complex followed the state’s safety guidelines super well. CONS o Management could use improvement. They enforce whatever rules they feel like enforcing and it really is up to the manager on any given day. For ex: they will be huge sticklers for your car’s tags (they sent me an email about my expired tags of my parked car and telling me they could tow it if I didn’t change it soon) but at the same time will let many of the tenants have large dogs live in the complex or let people have grills on their patio (even though the lease technically restricts tenants from having either of those). They’re just passive aggressive in general, be nice to your face but then send emails to you later about how you didn’t bring your trash valet bin soon enough. I think most things could be fixed with a friendly face-to-face conversation. o They will nickel and dime you. Guaranteed. While it is common practice for many apartment complexes to charge for things such as parking, storage, etc, the rent alone is already pretty high and they will charge you for the smallest things such as paying for rent online. Then again, this complex is managed by a development company so it’s almost to be expected. Be prepared not to get your deposit back. o Theft was a slight concern during my time here. I had a storage unit and one day when I tried accessing the unit, the door was open and someone had rummaged through my things. I later found out that other tenants had the same thing happen to them around the same time. This could have been a one-time issue, but I think it’s worth noting. Also note: the door to the unit didn’t have a door jam (even before the attempted theft). When I reported the incident to the office, I was told that they would put a maintenance request in, but I don’t think anything happened after that. o For the amount of money that you are paying to live here the quality of the construction of this apartment building could be loads better. We were the first tenants to live in our specific unit and even before we moved in the floorboards had already started to morph, the windows are not well sealed at all (mold is an issue), and the majority of the interior doors will not stay closed. This is not a reflection on the maintenance crews, they did a really good job addressing issues and problems they were able to fix. The construction quality is just low. In general, I don’t regret living here. We had some nice memories, met some nice people. If rent was cheaper or if management was better or changed, I would consider living here again. If you have the money to spend or just need a place for a quick lease then this is a good option. Anything longer than a year though? That’s your call."
"When addressing these concerns with the staff, they told me to submit a maintenance request. No one should have to submit a maintenance request upon move in. I couldn't sleep in the room because of my pet hair allergies and the carpet got replaced later. I was told by Beth, the apartment manager that it wasn't even recommended replacement. What is recommended replacement then? Would two giant holes in the carpet qualify? She said she knew the previous tenants and they were very clean. Define CLEAN. When I asked for compensation, Beth basically smirked into the phone and said what I was asking for was basically unreasonable and she has never seen that happen. I think half off next months rent is more than a reasonable ask after having to cancel a very important business meeting to clean the apartment for a full 10 hours with bleach scrubbing to get into a semi-livable condition and being miserable all day from the allergies. I had to threaten to reach out to corporate for Beth to give me a call. I sent 5 follow up emails about the status before the call and only got a call from Beth after asking for corporate's contact information. Julianne, the asset manager(corporate), hasn't been very helpful and has offered a laughable amount for reimbursement for everything I had to deal with. What a joke. I would like to give credit to the maintenance person, David. He is so friendly, professional, and efficient. He has fixed all of the issues in a short amount of time. The front desk staff, Ynn and Autumn have been amazing to work with as well. They are very polite and responded promptly to the rest of my emails."
"Could not wait to write this review on my lunch break! I am moving to Portland from Birmingham for a great job offer and I have been looking at some apartment homes for rent in the area. I did not want to be in downtown Portland and found this town of Beaverton! I love love love the location and lay out of the property but I wanted more insight on the community and property. Carey answered the phone when I called and I loved the positive energy in her voice ! (We don't get that much around my hometown). I asked some questions about the property and different amenities they offered. She gave me so much information that I probably wouldn't have even thought about looking into that helped me so much! I then roped her in to (sorry Carey! I know I can talk) a conversation on the area and fun things to do and great restaurants near the apartments. (Huge foodie). She gave me alllllll the good stuff! Chatted like old friends and she even told me how she wasn't from the area originally and loved where she lives now in the town! Super professional but gave me so much hospitality I couldn't even begin to explain how excited I am to come to Portland and tour the property! Thank you Carey & Baseline for having a great staff and place to call home!!!"
"My SO and I moved out recently from Baseline158 and had mostly mixed experiences while staying here. Pros The complex and amenities are solid (however we never had a chance to use them due to Covid, not really their fault) The apartments are nice, clean, and new Good location (near powerline park, Costco, Nike running loop) Cons Staff and service (more below) Complex alarm misfires (went off multiple times and is VERY disruptive. Literally gave my girlfriend anxiety issues and couldn't go back to sleep) Lack of compensation (no changes in rent cost due to amenity closures, unreasonable cleaning fees when moving out) Staff and Service The biggest problem from the staff and service at Baseline was a lack of knowledge or help when necessary. Examples are when asking about how the valet trash service functions. Can we leave just a bag outside our door, inside a trash bin, do they take recycling, how would they like to pick up recycling? They basically had no answers for those questions. Or when we were moving out, we needed to start moving boxes around 7am, two hours before the front office opens, and they provided no help to getting access to the moving carts. We were basically out of luck until they opened, which made things extremely difficult because we had a very tight moving window. There's lots of other examples of the staff not providing answers to questions, like how certain parts of the complex works. We had a noisy AC unit that wasn't resolved until 9 months into our lease. I do want to clarify, the maintenance staff was excellent and typically followed up on issues quickly. They were limited by what they had available and covid restrictions. Cheap Service We received zero compensation for the amenities being unavailable throughout our entire 12 month lease. Not one dime or rent credit. Another example was when a shelf collapsed, causing damage to a large plate. We didn't abuse or put an extra ordinary amount of weight on the shelf, it collapsed due to the plastic tabs being loose (these hold up the shelf). We received new ones, but no compensation for the damaged items, despite asking politely. When moving out, we were hit with over $250 in fees. To be fair, some of that was our fault, due to the complex providing inaccurate layout measurements, we had to cram in my desk into a corner which scraped the sides of the drywall. We also left mounting holes open, though they had given us the impression normal sized holes would be covered. Turns out normal is 1/16", basically only the smallest nails are that small. Please take lots of pictures when moving-in, because they charged us for professional carpet cleaning, and general cleaning, totaling $230. We were very organized and clean renters (cleaned the entire apartment every other week), but naturally some dust builds up in areas that you don't typically go over (ceiling fans, blinds, baseboards, etc.). This clearly falls under ordinary wear and tear, but we were still charged for it. I would have loved to challenge these extra fees, but I'm so fed up with this experience that we just wanted to be done. It's unfortunately, because this place is so close to being awesome, but our experiences were so negative that we moved out once our lease expired. If you're lucky and don't need to work with the front office staff, then these negatives might not affect you. But if you're looking for them to try and go above the bare minimum, don't expect much."
"I recently moved out of Baseline158 only because I moved to another state. I loved living there and cannot say enough kind words about this building and staff. In particular, Beth was so incredible to work with and always addressed any concern promptly and politely. My dog also loved her and she even went out of her way to buy him special treats when she knew he was having dental surgery. Very kind and sweet. I highly recommend living at Baseline 158."
