"Wish I could give less than one star.... We moved in and the apartments were pretty old for what was being charged, but we accepted that because we didn't have many other options. We had some minor issues while we were there, but we dealt with it. However, when we moved out, management was incredibly negligent in their communication and charges. We had hired a professional to do the cleaning, and we were still charged a ridiculous amount for cleaning. We also had a few nail holes in the wall and were charged $400 for painting. The day I received the charges, I reached out to management to discuss them, and I was told that they would get back to me after looking it over. We didn't hear back from them for a month, and instead of reaching back out to us at all, they just sent us to collections, which can damage your credit. I have worked as a property manager and a property accountant, so I understand that charges can be high, but this degree of overcharging is extremely alarming behavior from a management company. I would suggest not renting at Brightwaters unless you are okay with overcharged rent and unreasonable moveout charges when it is time to leave. Maybe a last resort type of thing. Note: The review below this one was a tour of our apartment (183). The place was in such bad condition when we moved in. Every one of those pictures shows something that was there when we moved in. I agree about the paint and the webs, it was honestly terrifying walking outside of our door with so many spiders. Response to management: Thank you for the information. The carpet had been replaced, but the vinyl was very old, so your records don't seem to be correct. But, the age was not our main issue. The horrible communication error, charging, and lack of upkeep were larger issues then the replaced appliances and carpet."
"I genuinely don’t recommend wasting your time with a tour. It baffles me that they think the state of those apartments is okay to tour, let alone lease. It was filthy, cobwebs all over the outside of buildings, paint haphazardly slapped on every surface. Also loved the “self-guided” tour where I was handed a map with no instruction of which way to go. Response to owner: I have photos of the filth of the apartment, and I was not given a circled map OR offered the option of a guided tour. You can “correct” these reviews all you want but the proof’s in the pudding. And your staff may “look” at the apartments, but a simple look will not fix the poor quality of the overall place. You lease them because some of us don’t have the luxury of affording more quality places. That’s not something to be proud of, imo."
"Toured an apartment and there was mold in the windows, condensation, water damage on the walls, badly maintained baseboard heaters, garbage outside, swarms of nats, slippery leaves everywhere that clearly hadn't be blown, smoking, and more. I was shocked. I don't care how good the price may seem - I would never move my family here nor rent from the management company if this is how they allow things to be. The area is good but this complex is terrible. Response to Manager: If this is how you respond to people- I'm glad I chose not to rent here. I was being kind by not posting photos and videos. Instead of lying and attacking someone who was a prospective renter, why not just fix the problems?"
"I have lived at many different apartments in my life and these guys are hands down the best management team I have had. Very responsive and easy to work with, they listen to any questions or concerns you have and get right back to you. The apartments themselves are very well maintained, as are the grounds. Great place to live. Comfortable and affordable."
"A good apartment complex is pretty hard to come by. All of our complaints are really minor -- smoking complex and we are nonsmokers, a broken sprinkler head created a puddle in front of our patio all summer, and parking is a pain after 7 on weekdays. However, management is friendly (though the people in the office could use a drink!) and very prompt to all our maintenance request. We got fleas from the new bark dust they laid down, and within 12 hours they had someone deep cleaning our apartment. All of our maintenance requests have been responded to within 24 hours. We haven't experienced and domestic violence or drug issues. All of our neighbors are very friendly. Never been bothered by noise. Great location just off 99W on Durham. We are coming up on the end of our 12 month lease and plan to re-sign, assuming they don't try to hike the rent. Great apartment, but keep in mind that it is still an apartment! Apartment living comes with its woes!"
