"Every review describing Riverlake Properties as "slumlords" is more than accurate. If you are contemplating renting from them, please be prepared for some of the worst communication, and service, you could imagine. As many other reviewers have noted, their system for processing maintenance requests is laughably flawed, our AC shut off completely five different times from mid-August to October 1, and we could only get it fixed by directly contacting our (overworked) maintenance man, calls to the office were useless and frequently resulted in us getting put on hold or bounced around between operators who could not help us. Our AC unit is at least 15 years old, yet Riverlake didn't seem to mind repeatedly wasting everyone's time by patching it up or making temporary fixes rather than just replacing it, and probably having it run more efficiently. Our online requests for this and other issues went completely unnoticed. If they say they are going to "call you back," they most likely won't. If all of this testimony doesn't sway you, you should also know that when we moved into the building, they didn't even know which keys worked for our apartment, we had to try different ones ourselves Back to poor communication, after our AC went out for the second time this week, I called the office hoping to speak to someone to get it fixed. Rather than address my problem, they told me they had SOLD the building yesterday, with absolutely 0 notice on their part. It was extremely clear from the tone of the employee that they viewed the apartment as no longer their problem. Let me remind you that we signed a lease for a YEAR with this company, and there was never any mention of the building being sold. When I asked for my new landlord's number, or just some information about where to go from here, they couldn't give it to me, and told me they'd call back after lunch, which they never did. Truly a stunner. After getting his number on our own, it took only 1 phone call with our new landlord to realize how incompetent this place is. I highly suggest renting elsewhere, and frankly, don't believe their excuses in the replies here either. There are many better leasing companies in this city, and this place is truly as bad as advertised."
"Riverlake Properties does not take care of their properties or tenants whatsoever. My property was recently bought by new owners within the first few months of arriving, something that was not made aware to me before signing a lease or after. The outside was not upkept at all during the summer with overgrown bushes and grass all around the complex. The stairs leading to the second floor are not at all up to city code and Riverlake failed to ever address it in the slightest for years. The stairs are steeper than most and almost every person who has gone up or down them have noted the potential danger of falling down them easily. There are holes in the roof, showers leak, washing and drying machines break constantly, and maintanence requests are nearly impossible without making a threat. These landlords are immensly incompetent and rude as well, they refuse to acknowledge their own mistakes and instead look to blame their tenants because of "prevarication and abuse". Real abuse is how they treat their tenants and they should learn how to properly treat people and do their jobs instead of looking to blame someone else."
"Posting again here, when I tried to get my security deposit back after it was 3 months late the manager kicked me out of their building for asking where my roommates deposits were, saying "you should be grateful you're getting yours back tomorrow" (despite it still being 3 months late). I was told by the manager to "change my attitude or don't come back", that I needed to "learn respect". To me, "respect" is paying your tenants their deposits back in a timely manner, not kicking them out of the building when they ask why 4 separate tenants they know haven't received their deposit back after 3 months lateness. This man had my money in his possession and had the audacity to tell me I should be satisfied without it and without knowing where my roommates' money was. Shameful display of managerial etiquette, to be expected from such a company. Also, one dab of putty on dry wall to cover up a scratch should not constitute $300 worth of repairs. Yes, even when they don't return your deposit 3 months after the lease says they're required too, they'll still charge you unreasonable amounts for small time repairs."
"If there was a zero star option I would put that. Moved in a week late for “repairs”, when I arrived half of the items I requested to store were thrown out, two massive holes remained in the wall, and cockroaches everywhere. This company is absolute trash and the workers could care less, the manager ben does nothing. Repair requests take an average of two weeks and 5 separate calls. Once our front door was broken and wouldn’t lock, an “emergency repair”. They took 3 days with our front door wide open to come. Workers cancel appointments without telling you, and the houses aren’t fit for crack addicts. Which, by the way, the workers attest that many of their homes are in fact rented by meth addicts and the like. 0/10 stars an embarrassment of a company. Waste of money"
"Unless Riverlake has some sudden change in their quality of service and also apologize to me and my roommates, I will keep giving 1-star reviews as often as possible. I have had a broken air conditioner for a week, broken dryer for a month, and other things in the house are always breaking. I’ve submitted maintenance requests for these things, and somebody had come to fix the A/C, but did not fix anything. My room is very hot, and it seems as though Riverlake does not care to fix anything. We were told maintenance would fix our dryer today, but it still won’t turn on. When they say maintenance is included, be prepare to wait many days or even weeks to months before you get anything fixed."
