"They don’t ever pick up the phone, everything is done through paper (application, payments, etc.) and while I was in the middle of getting my application submitted the house was taken out from under me. Every company i’ve dealt with has taken the house off the market when doing applications. BEWARE."

"Jay Smith talks a great game in the beginning... If your experience is anything like mine or the many other negative review, you may find that reaching him by phone or receiving timely responses via text message is rare. When asking for simple things expected from a property manager (and outlined in his contract i.e. preapproval on all expenses over $150) he conveniently forgets to do them and runs up excessive charges on your account. The tenants we paid monthly commissions to him for left trash all over the property, when asked if Jay had asked them to clean it up and cease and desist, he indicated that he did. After 2 months of the continued trash issues I had to drive down from Dallas to clean it up as Jay refused to bill the tenant, refused to hire someone to clean up the refuse, and told us "that's not my job". When sending owners statement of revenue and expense his process is to rubber stamp any expense he receives, i.e. no review for reasonableness and doesn't even bother to validate that service was performed or had it been paid for previously. When asked to cancel the contract he fought us every step of the way, delayed canceling active listings, withheld funds for unauthorized expenses, and was generally very rude to the owner and the new property manager. My advice, if you are reading this, is run. To literally anyone else. Jay was referred to me be a family friend so I did not perform my due diligence and read reviews on his services. Needless to say I won't make that mistake again and I sincerely hope that if you are here reading this you won't either."

"We used them for years until recently we learned they’re nothing but an absentee landlord. They haven’t even show our property once that we can tell in a year. Does not return phone calls and will not respond to requests for information. Jay...a real disappointment. June 18, 2019 - Update STAY AWAY FROM THIS COMPANY!!! It is a racket. They do not respond to clients requests for action in an attempt to run up cost for management. Notice that if you call the office no one is available to speak to that can make a decision. The canned answer when you ask for anyone there is "I'm just a receptionist, everyone is in a meeting, and I don't have any information." It's a shame that companies like this are allowed to conduct business."

"Absolutely the worst service I have ever experienced. Firstly, when we moved in they said it would be cleaned prior. Well move in day came and it was not even close. There was dust and dirt all over the countertops and hair still in my bathtub/shower. But I cleaned it because that was the scheduled move in day and I didn't want to delay. Secondly, at the time of move in, the fireplace was not cleaned. At the time I did not care but when we were moving out, Jay said it wasn't clean so deducted from deposit. We never used the fireplace the entire time we lived there. That was from day 1 because they never got it cleaned before we moved in. Thirdly, my bath tub had a leak (hot water) for 3 weeks because they took that long to send someone to fix it. Also with the bathroom, the faucet fixture was cracked. I just purchased it out of pocket to replace because I did not even want to call and deal with asking for it to be fixed, being that it took 3 weeks for the leak to be fixed. Fourthly, we were told we would have to patch any holes from nails if we decided to hang anything on the walls. When we moved in, there were still nails in the halls from the previous tenant. When we were moving out, my father spent hours patching and covering the holes. They only had one paint color in the garage and it was a shade off but my dad did not want to have white spots everywhere so we used that paint to cover the holes we patched up. They charged us for that, even though they did not have the right paint color in the garage. It was just a horrible, stressful experience with Jay. He was very rude and condescending. I have never been treated like that in my life by anyone. We recently bought a house through Keller Williams and the service was phenomenal. I am writing this post so that it hopefully helps other people avoid getting treated by a business like this. Hope this helps!"

"Stephanie was amazing! I don't normally review anything but I've been so impressed in the literal two hours since I met her by how easy she made the process of applying for a rental. She's really down to earth and amazing at her job. She's a fantastic person and if you're going to have anyone represent how a place does business, she's an A+ model. Other realty firms showing properties were stiff and very obvious about just wanting to get their deposit and their rent and be done with. I feel like Stephanie is doing everything in her power to make sure I get the place I want and don't have to stress out during the process. Thanks!"
